Calling tenants/renters White goods

Do you have your own white goods eg w machine, f freezer or would you
usually prefer a place if these are supplied?

I'd prefer to supply my own as would worry that they were manky having been used by lots of other people. Plus the hassle of going through the ll if they break

Our own. Have had white goods supplied before and I much prefer having my own. I can choose what I want and if anything breaks I'm not duty bound to report it and wait about.

If you are looking to rent somewhere out (as a landlord) then I wouldn't supply white goods as you are responsible for fixing or replacing them. The only thing we left in a house we rented out was the gas cooker. It had to be checked every year for the landlord's gas safety check.

Same here, wowfudge. I left a fridge freezer in the property, there is also a fitted hob and a fitted oven (which I've paid to repair once and had to replace once).

It sometimes depends on what you're renting out. Family houses usually have renters bringing their own, whereas as students or younger people might appreciate white goods.

If not sure, ask your agent what they would recommend for the property.

Ishouldcocoa why did you have to? We never supply washing machines but do supply fridge and cooker surely it's your choice no one can make you.

We have rented and moved several times, always has cooker supplied then it varied. Started with having to buy fridge/freezer and washing machine and in this house it was all supplied including dishwasher so we no longer have our own white goods,so when we move we will probably want them supplied as we had to get rid of ours due to lack of storage.

Soover because I think I had 'mug' written across my forehead!
It's a good quality one, has a 2 year warranty and a local washing machine man to attend it should it go wrong.

However, as a first time landlord, I may regret this!

Tenants are paying top rent, though.

They've always been provided in properties I've rented. I wouldn't rent somewhere without them as I never see any properties for rent without them so id be lumbered with white goods to store or get rid of.

There was a thread on this a while ago. General consensus seemed to be that this was regional. I'm in the S/E. I was very recently told by a letting agent when viewing a property that they have to have cooker, fridge and washing machine but this could just be a local council obligation or the letting agents rules.

I provide fridge, freezer, cooker as its a fitted kitchen (unfortunately) I know some tenants also have had their own fridge/ freezer in the garage. Its annoying as fitted are hard to replace, thinking about changing it tbh.

I have never rented a property without white goods.

I rented out my property with white goods.

I would find it extremely strange to have to provide a washing machine or fridge! In fact I just wouldn't rent that property - plenty more fish in the sea without the expense and hassle of getting your own white goods.

Well yes, obviously. You provide them you repair them.

Yello, their argument was that I'd get the same rent without white goods as with therefore it would be better to take them to my new house.

I offered to leave the dishwasher with the tenants taking liability but they still said not to.

Same here. I ended up "selling" the - fully working, relatively new - fridge and washing machine to the tenant for 1p so that I wasn't liable for repair.

I guess it really must depend on the type of house and what is the area norm - like PP said a family house, yup probably they have their own white goods they want to use. A house with 3 'young-pro' sharers, not so much.

We rent abroad with white goods included. We rent our UK family house out with white goods included. UK agent said most tenants look for white goods to be includrd.

Prefer my own . We rent out two houses also but were warned against supplying white goods as you are liable for their repair and replacement. I would make it optional - if they request white goods then supply them if you like the tenants but I would try and avoid it. Every time our tenants break something we have to fix it Sad

Isthis too nosy- did I get it right? you wish you had not put in a fitted kitchen
but a freestanding ?
Interesting as when you look at EA photos of stuff to let virtually all show
fitted kitchen Then about 70% show with white goods as well

No - she means the appliances are integrated within the fitted kitchen.
