I'm starting to get stressed now. Solicitor isn't responding, estate agent isn't either and I am pretty sure we have to give the vendor notice asap (thanks spickle) so can't just let this go without taking some action.

Stressed! First house offer got accepted my sellers changed mind couldn't sell as the owner got ill, not their fault! Now put off on another house. its Says under offer on the right-move link, does this mean its open to offers or same as STC?

I think some EA's change the status to under offer and some change it to Sold-STC

Vendor told EA that he was waiting to hear from the EA as to what furniture he needed to remove. The EA told him that it's got nothing to do with him and it's all contained in the legal documents the vendor signed MONTHS ago.

Then the vendor asked if we wanted the furniture, EA said no. We want it empty and now I don't know what's happening. EA said he'd call the vendors solicitor and ill call our solicitor if I don't hear from him before 2pm (or his supervisor). Either way, something formal has to go out before close of business today telling him to clear the flat.

I'm just glad there are continuing to be big price falls in London. Yesterdays land registry figures were really welcome. Lets hope the housing bubble has truly popped and we can go back to affordable prices and we can buy.

kirinm - vendor sounds like a complete muppet. Why would the EA be telling him what to remove? He just needs to go to the house to see what needs removing.
Keep on badgering everyone and hope you get it resolved today

kirinm Your vendor is so annoying! I hop that when all this hassle is over and you are finally in, you can get it how you want and enjoy it. I know you said a while ago you lost the love for the flat a bit, but I think once you're in and sorting it out you'll love it :-)

My solicitor is doing my head in. Taken 9 days to respond to the vendors letter with answers to questions (and to let me see the vendors answers). I want to exchange next week, my vendors are ready and waiting and my solicitor doesn't think we can! Only waiting for some indemnity insurance form the vendors for some non-building regs work to exchange which should be sorted easily. And if they don't want to buy it, i'm not actually that fussed. Work is over 10 years old and no signs of movement so I'm happy to take a chance on it.

Our EA was telling me today about how common indemnity insurance is becoming. I'm wondering if our buyers are going to ask for some. We've had questions like when was the dropped kerb was added? Which we don't know - it looks very old. There's no paperwork for it.

Yeah I think people are much hotter on wanting building regs certificates now. I had to get indemnity for removal of a load bearing wall when I sold - god knows when it was done (probably before the 1970s) and when I bought the house 8 years ago it never came up on anything as an issue.

Indemnity? Not much. Think I had to pay something like £150. Guess it depends what it is for?

So, our solicitor contacted the other solicitor and said that we'd dispose of the furniture at the vendor's cost if it isn't gone by Friday. Our solicitor got a shitty response that 'our client has already said he'll move it' - yes, but only after trying to suggest we'd agreed to the furniture staying and that it was listed in the fixtures and fitting document .

Anyway, he's now on notice so if he hasn't we'll charge him for the costs of moving it and all associated costs such as cancellation fee for removal company and my DP's loss of earnings for having to take another unpaid day off (he's self employed).

The estate agent has said he'll go and view the property tonight to make sure the furniture has gone and our solicitor will not release the funds until we get confirmation that the flat is empty tomorrow.

I really don't understand why the vendor behaves like this. First it was a lie about doing the lease extension, then a lie about giving the tenants notice and now this. Absolute idiot.

Whatever happens, it was my last journey to work from my current station and I'm feeling a bit emotional. I've loved living where I am and would be staying if it wasn't ridiculously expensive. We are only moving a 20 minute walk away but still I feel sad.

It's a weird combination of sad and excited. Plus I have a very odd feeling like its my last day of work ever. I've got a few days off and I've not had this much time off all year (only 3 days but still) so it's probably that but I'm going to buy a lottery ticket just in case my mind / body has foreseen something which means I can quit my job!

kirinm I don't wish negative equity on anyone. I'm just glad that house prices are finally falling again and hoping they will come back to normal levels. After all houses are for living in and shouldn't be an investment tool. My generation and younger ones want the chance to buy, after all this is a buyers support thread.

Lower house prices allow families to move to bigger properties as their families expand. With the housing bubble so big there are families trapped in tiny flat with their children unable to upsize because the cost is so big. Lower prices means that gap far smaller.

We should have a poll to see who wants higher house prices and who wants prices to fall back to normal.

Well I don't want house prices to fall otherwise I will not be able to upsize when my family grows as couldn't afford it 🤔

Betty I don't want higher housing prices but as I'm a FTB buying my first flat at the tender age of 38, I would go straight into negative equity if there was a huge drop. I don't mind if house prices stay the same.

If prices drop don't be fooled into thinking that means buying will be easy. If there's a huge crash, it'll be due to problems with the economy.

This is a thread for people who are actually buying and going through the process not a thread to calculate a housing crash. There are plenty of those if you search for them.
