Leak into bedroom

We have a bedroom at the back of the house that when it's raining and the wind blows the wrong way the internal wall gets wet under the window sill. If we have a real spell of bad weather the water seems to track down into the kitchen below and appears in the window space of the kitchen , there is an open space where a window used to be which was removed when previous owners added sun room.

We've had about 3 or 4 builders out who cannot find any gaps where it could be getting it. Its not coming from the roof apparently either as they have checked. The only thing they have now recommended is using a liquid sealant and painting over the whole back external wall or the house to try and see if that works. Has anyone ever used anything like this and if so did it work. Or any other suggestions how to fix this?

I think the water is getting in round a badly fitted window, probably a plastic replacement one. Ask around for a recommended local window repairer and fitter. For example rain might be getting in round the head and sides of the frame, or it does not have drainage holes in the right place.

There is nothing in what you say to make me think the house is built of sponges, I think it is more likely built of bricks and mortar, in which case painting on a waterproofer is irrelevant.

Presumably you have already ruled out leaking gutters and downpipes, and roof defects, and you do not have concrete gutters or a parapet.

We had what pigletjohn said and the drainage holes in the wrong place on a upvc window. The screws holding the window in place had rusted through completely and the water tricked down the walls through the screw holes. Changed window and damp problems were resolved.

Thanks piglet John and Ruhr. The house has all sorts of crazy things but fingers crossed sponge walls arent one of them! I'll get someone out to look at the window, I'm not convinced the windows weren't a cheap job done by the previous vendor as quite a few the double glazing has blown (if thats the right word) and they need replaced.
