House selling really quickly

Put our house on market on Friday not sure how much interest there would be - had 4 viewings over weekend and now 2 offers. Now starting to panic over the fact we haven't found anywhere ourselves (we had done but has anyone unfortunately fallen through).

Can I have some words of reassurance and tell me to stop panicking.

We were in this situation at the start of the year. We accepted an offer 10 days after it went on the market and had 15 viewings in that time. Totally unexpected!

We had seen 3 properties we liked but not "the one" but we basically just kept looking and looked for rental properties as a back up. Luckily we found a house we lived and had our offer accepted and we ended up just stopping with my mum for 2 weeks in between houses xx

We sold our house before it even went on the market - and hadn't found anywhere at the time - it was fine! Just be honest, keep buyers informed all the time via EA so they know that you remain serious/are looking, and make sure the EA is very honest with them too) - I think it took us a month or 6 weeks to find anywhere and it was fine.

You're in a great position!

Ask about expected completion timelines as part of the offers.

Some people might be able to be super flexible whilst others might be in a chain and need to work to some sort of timeline (or just want to move quickly for whatever reason).

Thanks everyone. The purchasers are first timers (who seemed lovely) and I am slightly calming down now.

We had the same, I thought it'd take a good couple of months and it sold in a few days! We had a very very limited search area and the first one we offered on was taken off the market within a few hours of her accepting our offer... we chose this house which was the best on offer at the time (literally only one other 4 bed in the 10 or so streets we wanted). We love it now! We were very honest about not having found anything initially so the buyer was prepared to be flexible.
