Viewings have dried up. Estate agent blames the Referendum

Anyone else trying to sell currently experiencing this?
Have been on the market for six weeks and have had several viewings but none at all during the last two weeks. Selling price seems to be OK for the area.
The agent says it is a nationwide thing because buyers are being wary and waiting until after the Referendum.

I can believe it, my DH works in a manual job and his work has pretty much dried up. The referendum seems to be the only thing different this year so maybe it's having an effect on a lot of things?

I've heard this too - my dbro is trying to view/buy and nothing is coming onto the market and my friend is an EA and nothing is shifting apparently.

Funnily enough we are buying and desperate to view and EAs are saying sellers don't want to sell until afterwards suspect this is because EAs have told sellers they'll get a higher price afterwards if it's remain

We were told that by estate agents as well, the house prices in our area were not decreasing but buyers were offering less.

The EA think if we exit prices would go down so buyers are sitting tight for now.

Yes, seems to be the same here in rural Scotland, people are looking but not buying, seems everyone is waiting.

Not here. Our next door neighbours went on the market last week. They had 14 separate viewings on Saturday!!!

Oh well. On the upside, think I'll take a breather from the constant cleaning and tidying 'just in case' someone may want to view.

Yes my dh's family are trying to sell deceased mil's house and it has been on the market 2 weeks and not one viewing ( although I suspect is overpriced). Hoping things will improve after the referendum.

It depends on what part of the country you are in. The center of London and the other expensive London areas are falling in price whilst the London suburbs and South East of England are still pretty hot as people move out further to afford a place.

There's lots going on apart from Brexit. Stamp duty changes on expensive properties, foreign buyers disappearing during Russian sanctions or far east economic collapse, buy to let tax changes, addition stamp duty charges for second homes and buy to let.

I expect price falls to continue and spread out across the country, prices are simply overvalued and what was fueling them disappearing. Brexit or no Brexit prices will most likely continue to fall whatever the result.

We just got 7 offers in a week, 5 of them over asking price. Think it must depend where you are...

It must depend where you are.
Three house went up in my Mums estate within days of each other, one sold in a day, one took a couple of days and one is still for sale. All similar sizes/layout all same builder.

hahaha what sort of land agent forgets that the buyer pays for everything including their livelihoods?

Tis a small wonder that vendor greed and ego have wiped out the memory of consecutive targeted SDLT rises (initially at £1m, then £2m, then the 2014 steps, recently non-residences) having anything to do with softening the market. Shame that interest rates have skewed all asset markets, temporarily inflating housing prices. Utter stupidity that anyone who can barely afford one home would not wish their home were worth a fifth what it is on paper, since that would actually give them the freedom to adapt to their life changes, family, jobs, aging...

Unless you actually believe the housing market is one-directional, it will come down. If it matters when and by how much, you've probably taken some dicey decisions to get where you are.

The pros get it; their comments are quite revealing. Independents with real local knowledge and professional skills will hopefully survive in this inevitably volatile time before, as well as, over the coming downturn better than the 'corporates' in the industry, who have done very well in recent years from a one-trick pony.

Yes! Was actually going to start a similar thread. We're in SE London - but right on the borders of Kent and Surrey. Stuff normally sells really quickly here. We've had 2 viewing in 3 weeks. EAs are very established local firm and say they've never seen anything like it, they totally blame the referendum.

I agree with a PP who said they're just hoing to sit back and wait it out. It's annoying as it's taken me a while to make up my mind to move and now I'm starting to over analyse again!

How can estate agents say this and keep a straight face. Maybe I'm just old, but a hiatus happens every so often with the housing market, and EAs always say they've never seen anything like it!
