Matters affecting value

In the process of buying a house with dp and survey has thrown up a couple of matters affecting value. Most were issues we were aware of, single thickness brick porch, flat roof in part of the property etc... However, it has also thrown up a query over distortion of the solid floor to the ground floor of the building and recommends we obtain a specialist report prior to completion. Who do we ask to do this and what sort of costs are likely to be associated with obtaining such a report?!

Can you post the exact wording from the survey about the floor? How old is the house and has it been valued at the agreed sale price?

The exact wording is "solid floor to the ground floor is misaligned and may be defective. You should instruct a contractor to investigate the full extent and carry out any necessary work" the property was built in the early 70's and has been valued at the agreed sale price.

So the surveyor hasn't deemed it as affecting value otherwise he would have valued the house at a lower price or advised the mortgage company to retain some of the funds until the issue is fixed. To be honest it sounds like something and nothing - every house moves to a degree after building due to settlement, etc. Depending on how pronounced it is you might choose to sort it out. Or not. Why not ring the surveyor and ask them to be more specific about what they think the cause might be?

It has taken nearly 2 weeks to get a response from the surveyor who has come back saying

"I am concerned with the general distortion to solid ground floor floors to the main building and advise you get a specialist report prior to exchange of contracts.

If remedial works are required you may wish to amend the offer made."

I think he is just covering his backside but it doesn't make sense to me. There is only 1 building so why mention the main building?!
