PLEASE HELP! Extension subsidence!!

Dear all,

I'm hoping you can help me with this matter. I recently bought a property last year, it was an investment and I have it on rent. The property had a small extension at the rear that served as a shower room. When buying the house I had to take out indemnity insurance for the extension as the previous owner didn't get planning (as it was a small extension) and didn't get it signed off by building regulation!
Now it seems that this extension is giving way due to subsidence. It has moved significantly over the winter period and large gaps are appearing between the main property and the extension. It seems that the orginal design of the extension was poor and it is causing the subsidence.

Does anyone have experience of this? What I would like to know is:

  1. does the indemnity cover the repairs?
  2. if not will my home insurance?
  3. what are my next steps?

    I have no paper work of the extension but was told it had been don't about 7 or 8 years ago.

You need to specifically have subsidence cover added - it's not standard

You need to be sure the survey didn't pick it up - if it did and you didn't tell the insurance company it's not covered

Not sure what the indemnity you signed says - can you look?

Also - it maybe a leek - or trees - you need to look at that aswell

Check you insurance and then ring them.
