Extending to the front of house just by 1 metre as part of a side extension.

I would like to have side extension which also brings an integrated small extension forwards at the front of the house.

Hard to explain but something like this house (instead of a garage I would want a second reception room though):

We would like to make the hall bigger or have a decent porch but I think porches dont look too good but when its integrated with a side extension like in the linked house it looks a lot better from the outside.

On our street nobody has extended forwards but lots (including my neighbour on a semi) have added a porch of about 1 metre depth. Do you think planning would be an issue? Again just metre or so forwards.

We have a sizeable drive (for 3 cars).

Finally, I know this is harder to answer but what about the cost of something like the extension in that picture? 50k plus...we are in Trafford in Greater Manchester.

There could be a covenant about building forward of the 'building line' or within a certain distance of the boundary with the pavement. Check what the local planning policy is and what is regarded as permitted development.

self assesmet form of trafford council asks;

Is the development forward of the principal elevation of the original dwelling house?

This makes me think it would not be permitted development....but it would be no further than the neighbours porch. Difference being I want the porch to continue sideways to include the second reception room.

Depends how big in total the extension will be whether it will come under permitted development or not.

I am in Trafford too (waves)! Give building control a call - they were really helpful with me on the phone when I was applying for building regs for our small extension.

I've just Googled Trafford planning front extensions (also local) and it came up with a document called Supplementary Planning Document which was a planning guide for homeowners saying it was adopted in February 2012. No idea whether it's still in force but has a section about front extensions 3.7.2 and 3.7.3 which says for semi detached houses, any front extension other than a porch is unlikely to be allowed. I think in this area, none of the houses similar to the linked one has a front extension at the side.
