Where should I looking in Manor Park E12 ?

Hello,

I'm priced out of Forest Gate and want to find a house in Manor Park. Just missed out on a decent 2 bed house. Need to be close to the station but can't afford the conservation area around Durham Road. Max budget £400.000 for a 2-3 bed house. Where should I look? Any up and coming streets away from Romford Road or at least off it. We have been looking for so long but keep missing out to developers/cash buyers. Any help is very appreciated.

Don't know if it's any help but there are sometimes still houses available at the Forest Gate end of Leytonstone for 350k-400k. Not often, but they do come up. Much nicer than Manor Park IMHO - apologies if this is old news.

I knew someone who lived near there. You could try Wanstead the bordering side to manor park. It would be a few walks from the station.

The other thing is also you may want to try Wanstead rather than manor park if you want reduced amount on your car insurance. It's one of the worst places to get car insurance. Apparently because of car theft.

The areas near the park and not far from the cemetery. It's between Wanstead and manor park. I don't know the name of the road and I would assume they are better than those ones on Romford road side. The other side of the train truck. Romford road on one side and on the other side of the train line you have the place am talking about.

Debbrianabottomburp - I get the feeling we are looking in the right area but there is nothing available at the moment. - We looked around Rabbit Road, Carlyle Road, above Romford Road but south of the train tracks and the flats.
potap123 - I need to get to Hackney for work so thats ok but my partner needs to be in Battersea so we shouldn't really go further out, I would be worried if we had kids though. TheCyclist - I sometimes see odd ones left over but they need so much work or the rooms are tiny, do you mean south of Leytonstone hight road?
Do you think things will calm down when the new stamp duty on 2nd homes goes through 1st April? The house we found was so perfect in so many ways but sold in 12 hours!

Personally I would go Forest Gate, but 'the other side' ie. towards Stratford. Roads off Dames Rd/ Field Rd. It is cheaper than 'the village' but up and coming, and close to FG station.
