Three questions about bathroom designs please!

hi

we have a large semi detached house built in 1890. We moved in a year ago and it needs a total renovation. We have three floors. Ground floor has a kitchen diner, a utiility room, a dining room, a living room and a wc.
Between the ground floor and the first floor there is a half landing which houses a bathroom. The first floor has three double bedrooms and a dressing room off of the master bedroom which has two doors, one to the landing and one to the master bedroom.
Between the first floor and second floor is a half landing which houses a study.
The second floor has two double bedrooms and a bathroom with a large walk in shower sink and toilet.

My questions are all about bathrooms

  1. In the main bathroom we comfortably have room for a large bath, shower over bath sink and toilet. We can move the door in order to squeeze in a separate shower unit. Do you think this is important in a main bathroom? remember we have a separate shower in the top floor bathroom. Equally though we want the main bathroom to feel luxurious - will it feel more luxurious if its more spacious or if if has a separate shower cubical?

  2. With the current layout middle of the night toilet trips involve going down half a flight of stairs to the main bathroom. Would this bother you? at present it doesn't bother us but we do not have children. We are wondering whether we should turn the dressing room into an en suite with shower, toilet and sink. This could either be exclusive en suite for the master bedroom or we could keep both existing doors to provide a more accessible toilet to all three bedrooms? Or is it more luxurious and desirable as a dressing room?

  3. one of the bedrooms on the first floor has a large walk in wardrobe which could very easily be turned into a toilet and sink but no shower - is this worth it? or is a walk in wardrobe more desirable?

I'd be tempted to turn the dressing room into a bathroom if plumbing allows. Walking half a flight of stairs isn't unusual in period houses though, so not a huge issue. If you can comfortably fit a large-ish shower cubicle into the other bathroom, I think it is better. Look at getting a stand-alone tub and placing it centrally which could free up wall space for the shower?

A double ended bath try and separate shower (it doesn't have tone a cubicle round the shower either) looks far more luxurious imo. Do consider a shower spray for the bath - it can slot into a corner robe part of a four or five hole deck counted tap arrangement - as it means you can wash your hair over the bath should you need to and it makes cleaning the bath easier.

If I've remembered correctly you have two bathrooms and a downstairs WC - I wouldn't add another bathroom.

Thank you, so seems definitely trying to get a separate shower in main bathroom is worth doing.

Any thoughts on whether a toilet and sink versus walk in wardrobe is worth it in the third bedroom?

No - either go the whole hog with a full ensuite or don't bother. A lot of new homes seem to be built with a bathroom per bedroom, but more proper living (and storage) space is surely worth more?

IMO: I hate washing the bathrooms: the more there is in the house the less I will like it and the more I feel it is waisted space. The amount you have seems plenty to me. I would not add more, nor would I add a seperate shower. To me space is the luxury so the more cramped it is the less I feel it.
