critique this flat please.

Be honest!

Looking to part buy this with DD. Viewing today. I can't really see past having your kitchen and and bathroom in what look like sheds! Am I being daft and this all we can realistically get for the budget?

What I am really hoping to do is avoid loosing money if we sell again after maybe 3yrs ( or worse still end up with an unsellable flat).

DD has been and likes it, location is OK etc . Part of me thinks it's up to her, but with the caveat that neither of us wants to loose money!

Why on earth do you say the kitchen is in a shed when it's in a perfectly normal one storey extension ( probably old outside loo but absolutely normal). It seems very nice but you'd have to view it. Why are you helping out? Nottingham is really cheap so you just need to look at resale - talk to range of agents

It looks like a nice flat, in good condition. I see what you mean about the sheds, but they're just an extension, aren't they? Plenty of people would own the whole house with an extension like that.

I would think it's a win-win regarding the cost. You'll always be able to rent it out, because of the condition it's in.

The only thing I don't like is the fact it has no privacy, the back area looks like communal parking. Otherwise, the flat is lovely.

Hmm, decor is nice, and those are not what I was expecting when you said sheds. But the layout is not ideal - the bedroom and bathroom are a very long way from each other! And having all the rooms link off each other is not great either.

I'd probably go for this one though - sounds like there's really good rental potential and there are two bedrooms.

Pretty standard for the ground floor of a terraced house. Clearly, the front room is now a bedroom but not sure you could have another workable layout. I'm not sure what you're worrying about.

Imperial love the house but she's not a driver and its a loooong way by bus to the places she needs to be.

Wonder why it fell through with the person that was willing to bid rather higher than we did ( i think we got to 78 and they said minimum 83, so I assume the accepted bid was higher or the estate aged lied?)

Concern there being the no window in bedroom situation ...

The extension looks normal, not shed-like. In a good condition, no work needed.

Agree layout isn't what is like either in regards to bedroom and bathroom proximity but not a deal breaker.

My only concern would be access. Do you have to walk round the back to a secluded area to get in the front door? If so, is it at least well lit?

I like the first one. Have a look at the plumbing outside to see if it would be possible to put an en suite into the bedroom.

Are you sure there's no window in the bedroom? The floor plans show that there is, it's behind where the photographer is standing. Those two offers are a hell of a lot less than the asking price.

The firs one you linked to looks fine. I don't much like the exterior but inside its fine.

I don't know which one the second one you're talking about is.

Is the correct link for the 2nd flat. I'm rubbish at this! The offers are below the asking but the last ( larger) 1 bed to sell sold for 77 less than a year ago, and its been on the market now for 9 months..... and this is the 2nd sale ( that we know of) that's fallen through. Message from agent is that they ( we think it's a company) are just going to rent till they get the asking price, so I think it's not for us.

I don't like that one either! And 2 sales falling through suggests the survey is showing something being wrong with it.

I can't work out where the window is in the bedroom in that second one. I can see the attraction, but to me the 1st one is the nicer flat.

Hmm... I do kind of like the second one but, according to the floor plan, the bedroom seems to have a door leading outside...?

It is very very dark given the photos are meant to be showing it off.

I like the look of the 2nd one however it's illegal to have a bedroom without a window so that may be why the sale is falling through (people won't get a mortgage).

Even if you got it cheaper because of the lack of window I think it would be pretty miserable sleeping in a room with no natural light or ventilation. Imagine the stink!

Why do developers put in en suites in tiny flats. What a waste of space.
