Victorian Terrace Side-Return Extension Costs

Hello, We are starting to look at potential costs for doing a side-return extension in our Victorian London terrace house. We are SW London based, and the area of the side return would only be about 17ft long x 6.5ft wide, but this would make a huge difference to the size of our kitchen and also the feel of our house, as it would connect the middle (currently rarely used) room of our house to the kitchen/diner in an open plan sort of way. We are looking at having about three velux roof lights, and are looking to re-use most of our high quality kitchen. Looking for ballpark costs of the build itself including plumbing and electrics. Any one able to help would be very much appreciated. P.S. Not looking for bi-fold doors, will stick with traditional French doors to keep costs down!

We're in the process of having ours done in North-East London, looking at around £30k, slightly smaller and with only one Velux roof window

Soundsystem - does that £30k include your kitchen units or just the building work? Any sliding / concertina doors?

Build cost for this type of extension in London is circa £2000 p sq meter. Yours will be 5.2m x 6.5m = 33.8sqm x £2000 = £67,800.

If you wanted more than a basic Howdens kitchen then cost would be much higher to reflect expensive kitchen.

And I expect you would need to add VAT to the amount above.

Blush Sorry just seen your width was in feet not m.

So that would be 5.2x1.96= 10.2 sqm
Approx £22000. Plus vat plus extra for kitchen.

With such a narrow room is it worth looking to combine it with another room to add width? It's very narrow.
