Loft layout options

Hi all. We are about to embark on a loft conversion, hopefully beginning at the end of next month and can't decide between the two layout options - hoping for some opinions please so we can finally make a decision!

The rear windows look out over gardens and it's a nice view which is swaying me more to Option 2 so that both bedrooms have a garden view rather than the window being in the bathroom. Externally they will be identical, it's just the internal layout to decide!

Here are the two possibilities mocked up from similar floorplans:

Option 2 as it seems the bedroom with velux windows would have more usable space that way?

Option 2 - that way vellux windowed room also has a 'proper' window with view, etc. Also, you'll be able to lie in the bath and look at the sky above your head, which to me sounds heavenly!

Two votes for option 2 then! Hadn't thought about a sky view bath CityDweller - thank you!

The only 'con' I can see of Option 2 is it's slightly more expensive as we need to run a new soil stack in as it's too far to connect to the existing one. It does seem like the more attractive option though and we want to get it right first time!

Any more thoughts?

  1. I couldn't bear a bedroom without a proper window. And YY to the sky view bath!

2, definitely! A room with only veluxes would feel like a prison to me!

Personally I'd swap the bath and basin round in option 2 bathroom though, you'd have a hell of a job washing yr hands with current layout, you'd have to squeeze past the loo, and also the head height is restricted, which doesn't !matter if you are lying in the bath, not so good for washing hands or brushing teeth.

option 2- loo door has more space around it away from top of stairs etc

Watch the head height where the toilet is. Our shower room is in the corner where the roof slopes on 2 sides and we made sure men could stand at the toilet without bashing their head, so moving the sink away from there too could be a good idea.

2 but not with a door opening from a bedroom right onto the stairs, to easy when tired and maybe had a beer or two to fall down them rather than make the bathroom
