Planning in an AONB?

Just wondered if anyone has dealt with this lately or has specialist knowledge... I am trying to work out whether planning permission is required for a new garden room on designated land (an AONB and conservation area). The Government planning portal specifies that a side conservatory is not permitted development, but there is nothing mentioned about the rear of the property which is what we are interested in! Can anyone help please? Thank you!

I would contact your local council - they will tell you - for sure.

Thanks but unfortunately they charge for any enquiry.. So far they have charged £35 and not answered the question!!

Look at class E of part of the general permitted development order 2015. It relates to ancillary buildings. In AONB permitted development is restricted to a specific size and siting, by virtue of conditions E.2 and E.3.

Looks like it depends on how many structures are within the curtilage already, or rather the total area of ground covered by class e buildings I.e total of 10 square metres.

And can't be at the side of the house.

The conservation area status trumps aonb. There will be an article 4 direction to remove permitted development rights. I'm pretty sure you'll need planning permission.

Single storey rear extensions can be permitted development on Article 2(3) land ie conservation areas and AONBs, subject to the other usual criteria which will be listed on the portal. The standard restrictions apply, rather than those temporary ones in place until 2019, so the extension could not project more than 4m beyond the rear wall for a detached property, or 3m in any other case. It cannot exceed 4m in height. If the addition breaches any of these restrictions, planning permission would be required. this document is useful for more complicated situations like yours
