Having second thoughts about house we've made an offer on, and viewing a new house on the market with same agent?

As above, I'm having many sleepless nights worrying about a house we've had an offer accepted on. It has never been my dream house, but it is in a great location in a lovely town and walkable to a very good school. The house however has a strange layout and garden, and needs a lot of money spent on it. Our survey highlighted additional problems such as damp, as well as new boiler, electrics, windows, bathroom and kitchen.
Another house has come to the market today, which while isn't as good a location, is in an area we were originally looking at. It is bigger, cheaper with a lovely garden and would only need decorating to match our tastes. I would like to view it, so we can make a decision if the first house is the right one, but the 2nd house is with the same agent. How do I go about this? I'm concerned they will think we are time wasters, I feel awful but it is such a lot of money and want to make the right decision! Any advice ? Thanks
