Anyone selling a house?

We went on the market today- selling due to separation so I just hope we sell as soon as possible. When did everyone get their first viewings? how many viewings have people had?
Any tips?

We have gone on the market today, our agents recommended a fixed open house style viewing which is lined up for 17th January.

We would expect the earliest viewing to be that weekend. We have dogs so we need to arrange times when they can be out of the house when people come in to view. Apparently it creates more of a feeling of competition between potential buyers to do them all on the same day. Time will tell...

We recently sold, did the open house day thing (separate appointments but on one day), made it easier to keep flat clean etc. We only allowed viewings on different days if they absolutely couldn't do the open day, and it had to be after the open day. 6 viewings on day, a couple after, a couple of second viewings in the week immediately after, offer accepted within 3 weeks. In London.

We went on market just before Christmas but only had 2 viewings before the holidays started. Feels like things will get going now.
We had a viewing tonight, they seemed to like house but couldn't see outside so they are coming back at weekend for another look.
Nerve wracking time! I was actually thinking of starting a thread like this today.
I'm hoping we get some more viewings for this weekend don't really expect any more before then.

Where in the country are you 1more and perfect?
We are in Scotland so market possibly a bit less buoyant up here.

We are in Berkshire, the market has tended to be quite strong and there has been little stock coming on to the market.

I'm in Cheshire and haven't really heard of the open day type thing. The house is usually in good order so a quick 30 mins and were ready for viewing. I'm going to get on to the estate agent in a min to see if they have had any interest- my dp doesn't want a for sale board up as he hasn't told some of his distant family yet.

sorry about the circumstances.

buyers will have concerns about vendors who are splitting; make sure the message gets across that you both want to sell and both want it to happen quickly.

My house went on the market on December 2nd. I had 5 viewings between 2nd and 3rd. Received 2 offers on December 4th, at 95% of Home Report valuation (in Scotland). House sale completed and keys handed to purchasers on December 23rd. So 3 weeks from start to finish.

I had moved out and purchasers had sold. Got to love the Scottish system! Disclaimer: this was an ordinary house, sensibly priced. I had it professionally cleaned and I had repainted so it looked very neutral and presentable.

Wow, that's amazing meikyo!

I really think we need to adopt the Scottish system here in England.....

That said, we sold at the end of last year (having been warned by a delightful know all nosey neighbour that we'd be lucky to achieve a sale in twelve months as she 'knew the local market' - having lived there for 3.5 years - six months longer than us).

We put it on the market 1st Sept - having seen the one on RM - at a very realistic price, had five viewings and three offers within five weeks, accepted an asking price offer and completed on both our sake and purchase of the one on 16th Dec......approximately 15 weeks from start to finish - which we were extremely pleased with.

The right price and attention to detail when it comes to presentation for sale/promotional pics etc certainly go a long way.

GL to everyone trying to sell in 2015!

If your dh hasn't told his family they will probably find out on the internet so not putting a for sale board up isn't going to do much. Even if they don't peruse the internet someone will and they will find out. If you are in an area where people drive past you will get more viewings if you have a for sale sign up.

Hi all, well its been on since Monday and no viewings :-( I want to sell so badly so I can being to start my new life. Just had the back yeard and front foot path jet sprayed today and it looks really nice so fingers crossed someone wants to view us soon

We are in the same boat 1more nothing new all week, just the 2nd viewing for tomorrow. I think time of year must be playing a part but it's very frustrating.
We will give it another few days and then consider our options. Might not be moving after all Sad
I know that's not really an option for you though

What makes it harder now in the beginning of a crash , is that the plebs have the internet

Luckily there are miserable sods like me that spoil it for all the trough dwellers, landlords and the plain greedy

Hey all, we are just going on the market too. Signed paperwork and floor plans being done tomo so should be officially for sale from mid week. Just hope we get some viewings. Very nerve wracking isn't it?! Good luck to all sellers Grin

Our people coming for 2nd viewing phoned to cancel an hour before they were due to arrive Angry
They said they decided the house was too big for them- it's no bigger than it was when they viewed it 6 days ago Hmm
To make things worse I turned down work in order to do the viewing so it's cost me money as well as being bloody irritating (house was perfect by this time)
Anyway we are now considering going fixed price as I'm confident we'd sell quickly if we did. We've had a LOT of home report downloads and general interest but locally properties going for 10% over asking is not unusual so I suspect that is putting people off

We did an open day in December. Had 12 lots of people through the door and three offers. We accepted one which was over asking price!

I liked the open day idea as I could have the house spotless and hide all of our clutter just for the day!

It's a nice idea but not something that's often done here. Maybe something to consider in a few weeks if no progress
We have a second viewing arranged for later this week so fx this goes well

All moving quite quickly here!! House went on RM yesterday, for sale board went up today and had a call for first viewing which will be tomo!! Feeling panicked ??

Our viewing seemed to go well but you never can tell. They asked lots of questions and were here for almost an hour so does seem promising
