how much does a loft conversion cost?

Just viewed a house that we love but the 3rd bedroom is practically a cupboard with a window.

If we could get the house for the right price we think that if we sacrifice the 3rd bedroom for a proper staircase, then a loft conversion would make the house perfect.

Has anyone had a loft conversion of average 3-bed semi, proper staircase, dormer window at the back? And if so, how much did it cost?

Probably depends where you are located. London would be around £40 000 depending on your final fittings etc (if you added a bathroom too) further afield around £30 000. We had a quote for our last house at over £40 000 and friend had hers done for £38 000. This is in SE London though.

I'm in West London and our recent quotes ranged from £50k for what seemed a very basic job, to £75k. More than I'd been expecting, actually... a lot more.

We're in the north & just about to start one on our semi. Our 3rd & very tiny bedroom is becoming the staircase & we'll gain a large master bedroom & en suite in the loft, with velux at the front & a large rear dormer (full width & right out to back wall of house). Its costing £34 but includes complete re-roofing. Hth

Thanks for replies! I should have said that it would require hip to gable extension as well as dormers at the back. Anyone had one of those?

We are in Herts and the basic build of ours was £33000 in 2010. This included new, full size staircase and windows/fire doors, smoke alarms and electrics. We spent approx £10000 on flooring, tiling, bathroom stuff, redecorating and custom fitted wardrobes.

I'm in the midst of one now, which is a loft conversion extending out with a dormer over the bathroom, and I'm paying £45k which includes everything: all bathroom fixtures, painting etc...

We had one last year for £20,000. Conservation area so not allowed dormer but was told it would have been £5-8000 more if we'd had one. We're in the south east.

Hi Flogging, yes I'm in East London. My house is a Victorian cottage, and I'm totally blown away by the new loft space, it's so much bigger than I imagined. Have a bedroom, big dressing area and decent sized en suite shower room. The property prices in my area have gone nuts so I'm absolutely sure it's a solid investment.

In the process but got stuck as we have an unusual shaped house and live in a protected area. Assuming we had had a standard terraced I have had quotes ranging from 29 -34K. This does not include bathroom paint or floor coverings. London zone 2.

we are in west London and have just had plans done for our loft conversion and just waiting for a definite price. but we have been estimated around £35k which includes:
back dormer
hip to gable
1st floor ceilings lowered
interior will be 2 single bedrooms and a small shower room. This will be fitted in the price but we need to supply the bathroom suite.

We've had two lofts done. This recent one was exactly as you say, hip to gable end of terrace. We're south-east and it was 40K. We had a few quotes and they were all roughly 40. It's fantastic!

Also had stupid quote from an architect for £85K - get quotes from small builders who specialise in loft conversions.

Hi we are in West London (not fulham mind, south of the river on the northern line) it cost about £40000 grand for 1 bed and an ensuite. Quite happy with result, but had to keep an eye on the builders and a couple of issues at end, which builder remedied OK.

Have to say Scrimper seems to be living up to her name, that's quite cheap especially as it involved moving the ceiling! hats off!

Steer well clear of landmark. Slick at marketing but they deliver nothing. Only ask for money. Complain to the ombudsman: property if you are unhappy with the service or they mess you around. See their complaints procedure for more info. This service is free, informal and not binding on you but is on them.

Just wondered if there were any updates on the posters who were looking for quotes? If they actually went ahead/are going ahead with the conversion and how much it cost?
