Estate agent fees

Can anyone tell me what the going rate is these days? I believe they charge a percentage of the property value?

Depends where you are and who you use.

I can recommend Fucktons for their extortionate fees.

You can negotiate down to 1% if they are many of them in one location.

We negotiated a sliding scale, so if for instance they got us a sale of 250k or less then they get their 1.5%, if however they manage to get 252k or over they get 2% ... Makes them work a bit harder to get a bit more for you

Around here (SE London) it's typically between 1.5 and 2% to act as sole agent, with Foxtons at 2.5%. The others were willing to come down to 1 - 1.25%.

We have a 1% fee - we are based in south east.

Red homes offered 0.75 to begin with and subsequently dropped it to a set fee of 800. We didn't go with them due to concerns about customer service and the after care. Although to be fair not sure the EA we have gone with has been much better!

1.5% seems normal, some offer 1%, and most are open to the sliding scale based on how much you get for the property.

I would look carefully at other conditions though, particularly notice period and whether you get a clean break at the end of the notice period. Some will still want to claim commission after that - eg. if the person you sell to ends up being someone they introduced to the property first, even though you have subsequently changed agents iyswim. We had that before in a small village where Agent 1 claimed that the people who bought our house had seen it first in their window (pre-internet), even though by the time we sold it we were with Agent 2. It didn't stand up to a legal challenge but was an unnecessary complication at the last minute.

Depends entirely where you are. 1.5% is massive. Much lower where we are.
