I'd really appreciate some help as we're struggling to find an architect in North London that we trust and who charges reasonable prices. Quotes all seem to be 10-15% of build price which seems expensive for what we actually want the architect to do.
We know exactly what type of extension we want, the layout and finish and basically just need someone to draw the plans, do the structural engineering and apply for planning - after that we'll just get a builder that we know to complete the works and architect won't have any further input. Paying someone more than £3,000 for this seems a rip off. Am I being unreasonable? Any advice appreciated and any recommendations greatly received! could we make do with a architect technician or structural engineer?
Extension would be about 250 sq ft and would be a side return and rear extension with bi-fold doors into the garden - fairly common these days i think?
