Bathroom issues - advice please :)

Hi all, we have just bought a 3 Bed Victorian terrace. The rooms are all pretty big apart from the bathroom which is tiny (6'4" x 4'9") and wanted to get some opinions on what you think we should do with it. There is a small bath along the length of the shorter wall with a shower over but we're refurbing the whole house pretty much and are wondering what to do about the shower v bath situation. We are also planning on installing an ensuite into the master bathroom. Our options are...

1. Remove bath from main bathroom and replace with shower cubicle, install ensuite with shower cubicle too. So 2 nice bathrooms but no baths.
   

1. Keep bath in main bathroom and install shower only in ensuite.
   

1. Remove bath from main bathroom and install bath into ensuite where there is room to have a full bath. Would it put a future buyer off to only have a bath in the ensuite do you think?
   

What do you think? Or do you have any more ideas? Eek, it's our first proper house and we don't want to make the wrong decision!

I'd probably go for option 3. Best not to do away with bath altogether especially if you're planning on having children. As long as you don't mind having loads of water splashed on the floor of your en suite!
Shower in the main bathroom also good for any guests staying over. If there's room in the en suite install a pea-shaped bath plus screen and then you can have a shower there too!

2 for me, unless you plan to stay there forever (in which case do what suits you and your family best). No bath in the bathroom would put me off looking at a house.

You need a bath in a family home. If I saw a house without a bath I would immediately start calculating the costs if installing one and for people who don't like work, I imagine it could very well be a deal breaker. Personally, I would do a shower bath in the main bathroom-- the best part of an ensuite is your own private bathroom and if you have to bathe your kids in your ensuite it kind of ruins it.

Hmm that is quite a short bath - probably only useful for bathing small children in?

Our kids are 7 and 4 and we all take showers now rather than baths, so we are having a similar debate about our refurb plans. I think having at least one usable bath in the house would be best, although it is annoying if you hardly ever use it.

I would say go for option 3 - or you could have two baths to cover all bases - a short shower bath for the kids, and a luxurious full bath in your ensuite. Is there room for a separate shower in your ensuite too?

We are considering putting a deep Japanese-style bath in our new bathroom (e.g. Omnibath), as they take up less room yet are more usable for my tall DH. Just not sure if they are that practical for children?

Option 2. Can you turn the bath around so that it is along the longer wall? May need to move the door, don't know.

If not, option 3. Depends if you enjoy a bath. If not particularly, I wouldn't bother in your en suite.

Either way, you need one bath somewhere.
