Are you on all the possible EA lists and badgering them for even a sniff of a new property?

Can you go into rented in the area short term?

Culture we're in the same position. It's the reason I'm on here instead of sleeping. The stress is really getting to me. We actually put an offer in on a house on Monday, vendors still haven't got back to us, I'm assuming they'll turn us down. We've registered with loads of agents, though hadn't thought about leaflets.

It is mad out there. Can't believe that houses are going so quickly and for asking price plus. We were in the same boat but had a bit of good timing which has solved the problem. We were going to rent for a bit, Other options might be to look at auctions or move in with relatives for a little while (been there as well, it wasn't as bad as I thought it was going to be). Keep on at the agents so that they let you know of property about to come onto the market and you can get in there first. Good luck.

Gosh it's the same for us too!! We sstc in 24 hrs to cash buyers which is fantastic but houses are being sold before even hitting Rightmove. We aren't even in London but the West Midlands. Even houses that have been on the market for months are now selling. Seeing one this morning that I really don't like the look of but great location & another tomorrow which looks good but we are pushing the school catchment for dd when we apply for seniors later this year. Arghhh!!!

I'd go into rented. It makes you attractive as a buyer. We once had an offer accepted on a house after and the family just didn't move out because they were looking for their dream house. We withdrew, we wanted to move. We are currently in tented having relocated, the house we own is inert offer and I think it's giving us an advantage when looking.

We're moving to a different part of the country, so unfortunately we don't really know the area well enough to leaflet - and it's a 7 hour round trip! I really don't want to rent as I don't want to risk having to move the DC's to a new school twice. The move's going to be hard enough on them, without them thinking that they may have to settle into a new school AGAIN.

I am badgering Estate Agents day in, day out for a first sniff at any new houses coming up. They all promise faithfully to make us their first call but actually call days after a new house has already popped up on Zoopla/Rightmove. Very frustrating.

We just can't seem to find the 'goldilocks' house. There seem to be plenty that are too expensive, quite a few that are under our budget (but with no real scope to extend) but hardly any within our price bracket. Or maybe I'm just too picky.

Went to see one today - what a shit hole, vile, overpriced and very tatty. Going to see another tomorrow which looks good but I know I won't 'love' it. Maybe I'm searching for something that doesn't exist. We bought our current house as it was the 'dream' which has turned out to be expensive and cold. Maybe this time we should just go with practical and warm. I'm going round in circles in my head as this will be our 6th house purchase in 10 yrs. We can't keep moving as it's not fair on the dc so it has to be 'right' whatever that is!

Celtic we are willing to rent as we don't want to lose our buyers. They are happy to wait until July or move asap (cash buyers in rented until August). We have said if we haven't found anything by mid April we will rent. That's also a pain though as we need to be in catchment for secondary school application this yr.

culture we've moved a similar distance. I've found it much easier to get in and view on the ground as it were. I've got to know the area and we looked at schools before houses. I understand your misgivings but it's working really well for us. When I was young we moved across the country, rented then bought and my sister had to change primary schools twice. It was a faff but she was fine with it.

Flossie sorry to hear that today's viewing was disappointing. Fingers crossed for tomorrow. And at least you've possibly got some time if your buyers are happy to wait a bit.
We've got a really short chain, and although our buyer said she would consider moving in with her parents if we weren't ready to move, I think she'll be pushing to get in asap. I know I would. I've started looking at the rental market just in case.
Culture I think if I were in your position I'd definitely consider renting in the new area. As Celtic said, it will be easier to get into the properties if you're in that area.

Went to look at another today. Lovely road but the house just needed too much doing to it given the price. I would rather buy a complete renovation for less than pay top end price for something we will have to gut anyway iykwim. Oh dear now there's not a single suitable house on the market for us so it's a waiting game. I'm not a very patient person either!

I understand what you mean Flossie. We've seen several that are overpriced, but still need lots of work. We wouldn't be able to borrow the extra for renovations given the asking prices. No new suitable properties have come up today. Rang the EA regarding the offer we made last Mon. Apparently the vendors have 'been away'. Grrr. Anyway, the offer we have made is too low given the offer they have made on the property they want. The agent is going to talk to the other agent and see if there is any negotiation to be made. I'm not holding out much hope.

Oh good luck Davey. I'm finding exactly the same - houses that need a lot of work, but seem to be sitting right at the top of our budget.
I'm doing an intensive blitz with 12 viewings booked over the next 3 days. We're going to have to make an offer on something very soon.

Just back from 3 days of intensive house hunting. Found a house which will just about do, I think, although it's cramped.

Mary We're looking in a huge swathe of W. Sussex and definitely happy with Petworth and Billingshurst/ s. Horsham. Haselmere's going to be a bit too far of a commute, but we're generally looking for anywhere within the Bohunt or Midhurst or even The Weald/Tanbridge school catchments.

The problem is moving from a cheaper part of the country, so we're finding everywhere we look at seems grim small in comparison.
