How much for a complete rewire?

So I might be buying a doer upper

Needs everything doing which is fine and I've experience of but my ex is a sparky so I've never actually paid for a rewire

If I budgeted 3k for a 3 bed semi would I be far out?

I'm in West Yorkshire

Sounds about right although obviously it depends on exactly what you are doing, e.g. number/types of sockets, hard-wired smoke alarms etc and the place, i.e. whether empty, carpeted, whether you want them to make it good after. As a do-upper you can probably make it easier for them to work in which should result in a cheaper job, i.e. about 3k

The house will be empty and gutted

It's having new central heating, complete rewire and re plastered so they can bash the hell out of the walls for all I care Grin

Depends. Are you redoing all of the sockets and all of the lighting fixtures? Do you need smoke alarms? Wired alarms are expensive. Assume a base price of 1k for fuseboard etc and then 50 GBP for every new socket and every new light fixture (excluding the actual cost of the fixture) and you won't be far off. Then price up what kind of fixtures you want (white, chrome, flush etc, recessed LV lights etc).

If the ceilings are artex which may contain asbestos, how do you rewire? Can the electrician avoid touching the ceilings? What about the asbestos old fuse box?

We have just had an empty 4 bed detached rewired and quotes all came in about £3.5k plus VAT including wired smoke alarms, ducted extractor in bathroom, all sockets and light fittings, removal of waste. Not sure it being empty affected the price, just made it easier for everyone.

LondonGirl's estimator is spot on as we had some additional stuff to add on and it worked out as this.

In the East Midlands btw.
