Recommendations for architects and builders

Looking to renovate a standard Victorian end of terrace in SW london to make it suitable for a young family. (no work done to it for 30+yrs)
This will include knocking through 2 reception rooms to make a large kitchen / diner / causal relax space, full internal redecoration inc plumbing and wiring, creating a new ensuite to the master bedroom, and possibly creating a new wet room. we would like to make an outdoor verranda, but not a rear extension or side return as the garden is quite small.
There is the potential to expand into the loft but we are not 100% sure we want to do that at this stage.

1. Can anyone recommend a good architect and / or builder?

1. Has anyone got experience doing similar projects willing to share insights / pitfalls / photos / rough costs? if so please PPM me!

It would make sense to do the loft while you are doing all that other stuff. even if you don't fit it out completely, you could make sure the services and stuff are in and that your reorganised space doesn't preclude entry to the loft, should you wish it later.

Look on your local authority planning dept website and see which architects are getting work from your neighbours. Then get two or three to come around for an informal (and mostly free) half hour chat. Architects are mostly very helpful about builders too.

Billy Heyman of BTL in SW6. His firm covers quite a large area of SW London. He subs the work out but only to a few very trusted teams. I've done a few refurbs/extensions in SW and he's been the best bulder by far for finish plus he guarantees the work, i think, for 5 years. He also details his quotes down to the last piece of skirting. As he has so much experience of terraces you may not need a full-blown architect. If you do get him to quote, don't forget to factor in the parts you'll have to supply and souble check the size/spec of anything he includes in the quote (velux windows etc). HTH.

We used Architect your home as a starting point. Got put onto a fab architect who was with through whole process. They find someone 'local' who knows planning in your area. (Our architect was Christian Froggatt - he may do parts of London as is Surrey based I think. Thoroughly recommend him). Good luck.
