Buyer gone quiet - help!

Hello ladies,
We are about 2 months into the sale of our flat (and about the same way along in buying a beautiful little cottage) but our buyer has suddenly gone quiet and hasn't returned the EA's calls / emails for the last 2 weeks.

She seemed so committed and has paid for a full survey, had her mortgage approved and will have incurred legal fees as we're close to exchange now...it seems so odd but I can't understand why she'd go AWOL like this if she still wanted to by the flat?!

I'm so gutted as if she pulls out we will no doubt lose our cottage and have to start right from scratch again (we are also TTC and this will not be ideal if we are still in our one bed flat)

I am thinking of offering her an ultimatum to get an exchange date in the next week or we put the flat back on the market... any advice would be much appreciated! Has anyone had a similar situation that was resolved??

Could she or her solicitor be away on holiday ? Sometimes nothing much happens then it is all systems go.

Our poxy solicitor did just that, buggered of on holiday, without telling anyone.

We got a very nervous phone call from the nice old chap we were buying the house off asking if we were still intrested.

I would like to think she's just on holiday, just seems a bit odd that she would go away for so long without telling anyone ...also I would have thought they would get an international dial tone, but they haven't...

Ugh. The last communication she was querying the length of the lease extension we are doing for her (up to 125 years) which she didn't think was long enough - but it was only a bit of an off-the-cuff comment to the estate agent...our solicitor doesn't know anything about it.

Do you think it's a good idea to give her a ultimatum?
