Would you go for the bigger house ugly from the outside, smaller garden
Or
The smaller house pretty from outside smaller inside but bigger garden

The smaller house is 25k more expensive than bigger house. its a no brainer isn't it but I don't know if I could buy a house which is ugly from the outside (though its lovely inside)

Same location within 2 streets of each other. The pretty house is a traditional 1930/40?! Semi detached big bay windows on front porthole window to side.
The Ugly one is actually not that ugly just modern with extension off side probably 1970's and just driveway on front no frontage like the smaller house. Would link but would out myself if I did

In that case i would go for the pretty house unless it was teensy compared to the other one. There is a time for heart v head when looking at properties but it's no use coming home of an evening or living all day in a house that's 'ok' when there is another you love more and could have had.

I go for the ugly on the outside one, bigger, cheaper and it leaves you money to make it look prettier.

Really hard to tell. Depends on how much difference there is in living space, garden space and how much uglier one is than the other.

how small/big are the gardens? i would go for the bigger house as long as the garden wasn't too small. if it's smaller than the other one but still a reasonable for the house, that'd be fine. i wouldn't pay 25k more for less house if the other isn't that ugly.

I've lived in both, definitely go for big and ugly. When you're inside enjoying the space you can't see the outside. Also the 70s house will be lighter and brighter and easier to furnish, have better sound insul than the pretty house, and the 70s house will be warmer as well. Easier to live in overall.

Only exception would be if pretty house had south facing sunny garden and ugly house had north facing dark garden. You can change most things but the angle of the sun is not one of them :-)

Try to imagine your family in each house in five years time, that might help sway your opinion one way or the other, perhaps?

Good luck with your choice. Accept that which ever house you choose, you'll probably have a 'what if?' thought when you pass by the other place anyway.
