Should a summerhouse have PP?

I have had a survey and searches carried out on a property I like. It has a smallish summerhouse fixed onto concrete in the front of the garden, near the road, but nothing has come up about PP for it. The house is in an AONB and does NOT have permitted development rights. I am interested because I would like to replace the aged summerhouse with a stable but can't work out if I would need PP to do this. Any thoughts appreciated though I guess I need to query this..

If the property has no permitted development rights, you will need pp to do what you want. The existing summerhouse is irrelevant- permission or no permission to whether planning s required for your new structure or not.

OK that's useful thanks. Seems odd that I cant replace the existing building.

Well it doesn't mean you won't get consent, just that you have to go through the process. The fact there is an existing building there may help your case (especially if it's of a similar size), but the fact that the house has no permitted development rights means you need consent for everything.
