Does anyone know the Nottingham housing market - west side of city

Thanks to a job offer (yey) we are going to be moving from Manchester to Nottingham and are going to be FTBers. We are looking at anywhere between the M1 and QMC, so can anyone tell me anything about what the housing market is doing in Nottingham and roughly how close are people getting close to their asking prices?

Our budget is 105 - 115 (we could go a little higher but it would be a stretch). There are a few houses in Stapleford, Long Eaton that are 120-125, and whilst we are in a good position and looking to complete as quick as poss, I will stop looking at the houses at 125k if most really are selling for around that amount.

I am looking at right move sold prices but I'm trying to get a wider picture of a city I've only so far been to once!

Don't know the area too well although we have relatives in Nottingham. They live in West Bridgford the schools are very, very good and its lovely. Have a look there although you may be looking at a flat with your budget but there are a few houses.

yeah there is no way we can stretch to west bridgford, and with 2 kids and a dog we do need the space both inside and out with a house. I know they arent the best areas we are looking at with our budget, but neither is where we currently live in Manchester, so not too phased by that aspect.

Have you considered Ruddington as an area? We used to live there, its on a good bus route and is not far from West Bridgford. Used to have a school that was so good people moved to get to it and is reasonably affordable, I'm sure if you did a bit of searching you could find what you are after.

I still miss living there, it was a lovely village on the outskirts of a really good city so best of both worlds

I live in Long Eaton and actually think it's quite a good place to live. A big park, accessible shops (2 huge supermakerts if you like that sort of thing) and good travel links. There is a fair bit of community stuff going on as well.

Not sure about housing market here in that price range but have seen some sold signs around.

Wollaton and Beeston are nice areas in west Nottingham? e.g. this looks very good value indeed! £100k can't get you anything where I live!

Will also look at Ruddington, although depending on buses it may be a bit too far out as my DP will be working shifts.

I've noticed agents are relisting lots of houses on Rightmove that I've seen before, presumably to make them seem newly listed and help increase interest?

If you're looking west of the city you might want to look at where the tram routes are going.

A friend has her house for a sale in that area and I don't think they are expecting to hold out for asking price, they've been on the market a while now and no offers.

Look at beeston Wollaton and Chilwell if you want west of the city. Is your DH going to be working at QMC?

Ruddington isn't West of the City.

you are right about also having to think about trams. yeah DP will be working at QMC so somewhere thats easy to access by car and bus would be ideal.

Beeston- like its own little town, a bit studenty, might be out your price range
Long Eaton- cheaper, morew of an old people place
Lenton- central, I like the area, but you might be more looking at flats and student houses
Wollaton- probably out of your price range
Trowell- Wollaton direction but getting frther out- not sure prices
Ilkeston- further out but reasonable access to city, run down, but your money will go further
Sherwood- not west I know but a nice area and quite affordable. There's buses from the city hospital to qmc and buses that go round the ring road
Arnold- again not west, but has practical, affordable family homes, but I find it a bit dreary

No its not west of the city but Ruddington is nice and when we lived there it was affordable. You'd be wise to keep your options open and look everywhere, you never know what you might find.

In general property prices are lower at the min so you can get more for your money.
Don't rule out areas like hucknall which has the tram so direct access into nottingham. in the next couple of years there will be more changes to Qmc as they are really pushing the use of public transport. Currently a free bus that runs from wilkinson street park and ride. Also park and ride at Phoenix park so great for Kimberly, nuthall area.
Further south gamston is nice, and some nice villages out towards Grantham but depends if you want town or village. Also nice villages off the A453 into nottingham from the M1 but avoid Clifton. Avoid St Ann's, Meadows, Broxtowe, Aspley

LittleMiss thanks I will look at the villages you also suggested. We did wonder if Hucknall was too far out as DP will be working shifts and would like to mostly use public transport. I've had a quick look at where the night buses run from Qmc.

Our budget is a little better than thought and we have up to 125k to spend. Do u think we are ok looking at houses on at upto 135k ish?

What is Sherwood / Old Basford like as we have seen a couple of houses up there? What's the commute time like from Long Eaton? And we have also seen a couple of houses in the Beeston/chilwell area but I'm not sure if try are too far from the shops/facilities. It's hard drawing up a shortlist on the Internet, but we hope to go for a drive around to get a better feel of places.

Beeston has it's own town centre which is fairly decent so you wouldn't be far from things. Long Eaton can be a nightmare to get in and out of, especially with the tram work but it should get better.

I like Hucknall (i live there) and you get more for your money and you're on the edge of the countryside which is the big plus for me but i wouldn't live here if i had to commute to qmc by public transport

Just down the road from long eaton and good transport links....

I live in Stapleford. The primary schools are great. Getting into Nottingham/QMC can be hit and miss as the main road can be a bit of a rat run. It has, on occasions, taken half an hour just to go the mile to the motorway but it can be avoided if you leave early enough. Buses are regular and there's a row of local shops. There's a library and a couple of parks. There's a house a couple of doors away from me which has been on the market for 9 months, I think this is on for around the 100k mark.

Well may not be moving anywhere at this rate - have tried ringing round estate agents today, and they all seem completely uninterested in even talking to me, let alone setting up a viewing on any houses I've enquired about! I'm really stunned, I've only bought in Manchester before so not an expert, but I was just expecting them to encourage me into coming to see their houses/meet their broker etc. whereas I felt like I was struggling to hold their interest on the phone!

I've an ok deposit (25%), nothing to sell and an AIP mortgage offer. I know they won't be earning a ton of money on my teeny house purchase but I HAVE to move due to job, and I don't know the area - surely I should be an easy sell for them?!

We've planned to spend the next 2 days in nottingham to look around place, and maybe the EAs might be more willing to talk to me when I walk in the branch. But feeling like its going to be a wasted trip at this rate :-(

Round here they're not v. proactive. If you enquire about a particular house they'll set up a viewing but they won't try and persuade you to view anything else. I personally see this as a good thing.

They weren't particuarly keen on setting a viewing up even for the specific houses I enquired about! I had to badger one guy to contact the sellers to find out what their posii I'm still chasing 2 of them to call me back. Because what I want is so broad, I would be happy to consider any vacant 3-beds with a reasonable size garden in roughly the areas suggested on here - I'm not fussy, sell me a house!

Whoops - hit send too soon. I had to hassle the EA to find out what the position of the sellers was on one house as when I asked he said he didn't know. Well could you find out and tell me? Was just a really odd conversation, I felt like I was the pushy one!

We did wonder about Hucknell as have seen some possible houses. Will see how we get on driving around tomorrow and if we end up that far north.

I feel like sacking it off totally at the moment, but hopefully visiting the place will excite me more into moving there - the EAs have totally put me off!
