Does anyone actually offer over or do you take the figure and offer what you like?

Offer what we think it's 'worth' (except we know it isn't). This 'offers only' business is just a lark isn't it. TBH it puts me off a lot and makes the vendors seem like real chancers.

I know I have bought a lot of houses but never offers over! Have seen house and the offers over price is what it would be worth fully renovated and it is a complete wreck no heating kitchen etc I am going to ignore the offers over Grin

Would ignore the offers over and offer what I think its worth, also do the same with "fixed price".

With my previous estate agents, in the final week of their contract, when they were frantically trying to sell the house before we gave it to a different agent, they persuaded me to drop the price and list it as 'OIEO'. They seemed convinced it would 'generate interest'.

We got not a single solitary viewing in that final week, let alone offers!

So on that basis, I don't think it really makes a difference.

I completely ignore it tbh. A house is worth what it's worth to you IYSWIM.

We generally ignored the OIEO nonsense on prices. In our experience it actually reads as 'unrealistic vendors who aren't actually serious about selling/vendors who think the value of their house is determined by how much they need to get to buy the big fancy house they want' because the price specified always seems to be above what any sane person would pay for the house. There's no harm in offering what you think it's actually worth, but I would probably expect the vendor to be unreasonable about offers.
