Hey!!! I'm here! Still waiting! Apparently valuation was getting done on Friday and natwest should be able to access the transcript by mid week with offer expected shortly after!!

So pleased for you! Whats your moving date again? Fingers crossed!!

It's 7th December Grin Well, after last update offer's not out after all (they had told adviser they were just getting about to send it out!! Confused ) . They still need proof of deposit (we're sending it to them this week) and survey (already done through home report as we're in Scotland). Should be ok but I just want the bloody offer out!

Waaahhh! We had to prove gifted deposit last week and the home report was a fortnight out of date, so was instructed for 'end of last week!' (we are also Scotland... we are deffo twins!) with Natwest being able to access this transcript mid this week!

We're scheduled for 14th December.... waahhh

Home straight is in sight I'm sure!! Still holding hands!!

More hold ups! And questions about the extension and loft conversion... Gahh!!

Us too! Still waiting to hear if they're ok with deposit stuff and survey.. Should know Monday. It just goes on and on eh.

Oh and thought we didn't have to pay stamp duty and now the vendors soliciors say they won't accept the offer as is (with the portion over 125k as purchase for movable items) and so we now need to pay full amount for house (so stamp duty applicable) or sale is off! Funny it's taken them 3 weeks to realise they're not happy with wording of offer, when its harder for us to pull out or negotiate house price down to avoid the stamp duty. Unbelievable.

Sorry, mean to say that's another £1300 to find for stamp duty.. Oh along with the extra £5k deposit we've already had to find as NatWest have reduced their mortgage offer amount.

Happy that's a nightmare! What is your solicitor advising? What benefit do they gain from you having to pay SD? (Sorry, dense!)

I have a constant throbby vein pumping above my right ear... This is tres stressful!

Report
HappyGirlNow · 09/11/2012 22:14

The vendors don't get any benefit from us paying stamp duty. It's their solicitor who won't accept that a designer fireplace, fitted carpets, blinds, oven, hob etc are worth £2750 (basically amount must be appropriate to goods).. Whereas our solicitor says almost all solicitors are happy to put through up to £5k for movable items regardless! In fact so does our IFA, and their estate agent...

I think basically their solicitor has told them they could get in trouble for doing it that way.. Funny that wasn't thought of at the start of the process though, eh?

Our solicitor said their solicitor is notorious for this but if we refuse to accept the conditions we not only lose the sale it also prompts and HMRC investigation! Wtf! Aarrrggh. Angry

Yes it is stressful, I just want the bloody offer out then I'll relax!

What's the problem with extension etc? Do they have relevant permissions? Am sure all will be ok Grin

Still. No. Offer.

Going. Demented!

Report
HappyGirlNow · 21/11/2012 18:57

Aw no! That's shit.

We have been at solicitors today signing everything. They have deeds and everything is tied up, just need a bit of paperwork for patio doors.

What's the problem Kato? No wonder you're demented.

Well I chased broker on Friday who said that it was supposed to be 'three working days' so due Monday, however NatWest published new lower rates on the 3 year fix so he asked them to apply this new rate instead.

Cue new '3 working day' period which by my calculations was close of play today! Argh

Report
HappyGirlNow · 21/11/2012 19:27

Aargh indeed! But at least the delay is for a good reason.

Nothing! Still no word! Tomorrows going to be a shocker!

Got lots of scans through from the solicitor today, coal mining report and planning searches...

I just feel like we're holding things up but need to remind myself that it was their home report that was out of date...

Aiming to get keys on 14th!

Eek x
