Can anyone tell me about it? I've found the perfect house, but it's not where I was looking (even vaguely, considering I wanted to live in Surrey!)

The local primary school is rated 2 on Ofsted, loads of countryside, but what is it really like?

xoxo

Do you mean Dedham? Pretty village, expensive, lots of tourists (Constable Country) but don't know anything about the schools as we live over the border in Suffolk. Good train links from Colchester into London (which is why the whole Dedham Vale area is expensive. Colchester has grammar schools if you are interested in those for secondary education, but I do not know how competitive the entry is. Hopefully someone else will come along with a bit more in depth knowledge.

Dedham is lovely and I'd definitely recommend living there. Your nearest town is Colchester though and I really didn't like it. No good for shopping, culture good food. People cold and unfriendly. Depends what you want. I'm now very close to a major city and am much happier.

Schools are good in the area-you are not far from Nayland which has a fantastic first school but would imagine Dedham primary school is very good with nice kids.
In Colchester you have a boys and girls grammar school, both excellent, usually top 5 in country. Also private girls and boys school.
You are also very close to A12 so Ipswich private schools are doable and think there might even be a bus goes thru Dedham.

Just for me they were all too far away from a big city. Getting into London very expensive on a day trip.
