How much to skim a 12 ft by 12 ft room?

Just wondering if anyone could give us a guide on this. We are in Greater London.

Just bought a 50s house and after stripping the walls of wallpaper we think they're not paintable owing to lumps, bumps and peeling paint underneath. The first bloke we had round to quote came up with a list as long as my arm of proposed works and quoted skimming and emulsion of 3 beds, 2 recepts hall/ stairs (e.g., excluding kitchen and bathroom) at £5000, thanks very much. He said it would take 3-4 weeks to do all this. To me that seems ridiculous.

So, if anyone was able to give me a guide of what you've paid recently per room or a whole house (average semi, about 90 sq m total floor area) that would be very much appreciated indeed!

South Yorkshire area they charge £100 - £120 a day - I would expect a room to take 2-3 days. (not me, brother just done barn conversion) Presumably you could paint it yourself, so you only need a plasterer?

Thanks very much 2ddornot2dd that's really helpful. Yes, just a plasterer I think. DP and I can slap on a few coats of emulsion..
