Does anyone know of any really dishonest and underhand morgate lender that might let us have more than a £93,000 mortgage, as that won't buy you a pot to p*ss in round here.

Go to a mortgage broker - most estate agents have one in their office. They'll look around and try to find the best deal for your circs.
Don't go anywhere near Woowich though - have had terrible experiences with them. Complete incompetence and bad attitude ever since they were bought by Barclays.

... or you could google Charcol, one of the biggest firms of mortgage brokers. Or look in the personal finance pages of a national newspaper - Guardian's is on a Saturday.

Ours is with the Abbey. They go by affordability, not multiples. HSBC wouldn't even have lent us our current mortgage when we shopped around to move and increase it a bit. It's a killer monthly payment, and we're still living in a relatively small house, but that's London for you!

Our combined income is about £30,000, depending on how many regular pupils I have.

Was going to say the same as hm - find a lender who does it by affordability. Depending on how many debts you have to pay per month you could be able to get higher than 93k - do you have a lot of debt payments each month?

Hunker, we live in Bath, which, property wise, is on a pr with London, but the wages round here don't match up sadly. We pay 700 quid a month in rent, which lines the pockets of our alcoholic tosser of a landlord.

At the mamont, DP and I both have loans. We pay about £300 a month (oops) which is 2 separate payments

My partner (sole earner) was only on £18000 when we got our mortgage and northern rock were offering him upto £120,000.

Then by affordability you'd have about £700 a month to put towards mortgage payments (based on a 40% debt allowance), which should be more than 93k mortgage. Have you got any deposit, that can help.

no deposit, and robbing the bank/an OAP is out of the question. We would be looking to borrow 100%

ive just looked at the northern rock website and did a rough calculation on a joint income of 30000 and it says u may be allowed to borrow upto 80 something grand things must have changed since we got our mortgage we did go through a broker though

Britannia recently gave us a mortgage that is 4 times dh's salary - I thought they didn't lend above 3 times. Anyway, it allowed us to buy a bigger house than we expected, but I am not sure how we will manage the mortgage payments.

Broker is definitely a good idea, will know about specific lenders that will be good for you.

hang on i just realised we were in the unusual situation of being able to put 100 grand down (money from the sale of my parents house) so that may have made a difference!

Those calcs on the websites dont really take anything into account really. We havent been to a broker. Maybe we should do that. What would you need to take along?

Bank details, a few types of identification like a bank statement, utility bill and passport erm can anyone else think of anything else my mind has gone blank?
