Hi can anyone recommend a good solicitor in Edinburgh for help with moving house but who is also good at giving advice on buying a new property. Particularly interested in finding someone who is very knowledgeable about Morningside/Bruntsfield as really need someone with good local knowledge as to which streets to buy/avoid etc

Hi bluedrop,

A few years ago we were referred to Jardine Phillips by the ESPC to help buy our home. Gordon Phillips struck me as someone who, as a buyer's agent, will 'play the game' well to get you a decent deal. Their small office is located in Morningside and they seemed to know the area pretty well.

I wouldn't be too hung up on which streets to avoid--all of Morningside/Bruntsfield is pretty salubrious. A map, a walk/drive around and a dollop of common sense will tell you most of what you need to know, e.g. a flat on Morningside Road will be somewhat noisier than a flat or house in a residential side street; this/that property will require crossing a busy road to reach the school, etc. Damp/structural concerns are for surveyors, not solicitors to answer.

If your budget permitted, you might extend your search east through Greenhill, Grange, Marchmont, Sciennes, Mayfield areas. They're also lovely and in good school catchments.

We used Gillespie MacAndrew to sell a house in Morningside and buy a house in Juniper Green. They were excellent and had plenty of local knowledge.

There are certain streets which should be avoided in Morningside. the Braidburn runs under them and some of the houses are sinking
