Cost of architect to plan house extension

Just had a quote back from an architect to do all the pre-work and planning for around £3000 excluding the regs fees and planning application fees. To me this seems about right but DH thinks this is too much. We live in the commuter belt to London and the build cost is (optimistically) around 70k. Looking for any advice! I would really like to use this guy as he lives 2 mins from our house! Thoughts?!

Seems about right for your location though I'm sure others will chip in who are more local. we got quoted over £1000 for very basic drawings and we live in south wales. Depends on how much work they are having to plan for too i guess.

Agree with Langlandgirl. We've just paid £1100 for plans for a tiny extension also in South Wales where the build cost will be under 20k.

I think 3k is about right. We're doing a 200k extension in London right now and of that architect is about 15-20k. However they are project managing and doing some designing for us too.

SW London. 170K extension/loft/full renovation. Architect cost was about 10K including project management. Local guy who lived on the next street. 3K sounds about right.
