campbell properties accommodation - anyone's dc used them?

My dd is looking for accommodation for next year. She and 3
Friends have found a flat to share in a property run by Campbell property. A company that apparently offers 'unique and affordable boutique student accommodation' in several university towns. She has asked me to be guarantor and looking through the paperwork online I am a bit worried that i may end up with a huge bill for repair/cleaning costs and 'excess' usage of heating etc. There seem to have been quite a few complaints about the company in the past, but nothing recently as far as I can google. Anyone had any experiences, good or bad? Thanks!
