Opinions on houses I'm viewing

We're looking at buying a house but our budget isn't that high for the area. What we need is a bedroom than can easily extend to a 4 bed. max value of the house is 200k

So far this is the winner...

It looks like an ex council, so whilst not the prettiest, it will probably have good sized rooms.
It currently is looking a bit tatty, but obviously once you have decorated and moved your own stuff in ,should be ok.
The sofa looks a little over sized for the room but hopefully your furniture would be a better fit.
Location wise, I'm afraid I don't have a clue about the area but hopefully someone local will be able to say.
What is it that makes you want it / what would you do to make it your own / is it your forever home, all questions to ask yourself .

Definitely not a forever home. All DC want their own room (which is understandable) but I'm quite fed up of paying £1100-1200 on rent Vs £650 on that mortgage for example. The plan is to live there for 3-5 years and then move. DSS is 11, so I know he'd leave the next house a couple of years after we move in, but nothing I can do about that.

Personally I think it’s rather small, but with better sized furniture it might work.

Ex council houses like that usually have great gardens and decent sized rooms.

Paint it a nice chalky white throughout and buy furniture that fits the rooms better!

Garden is small, but we're not big on gardening so OK with that. The only thing that's stopping me is that it's the 4th house I've viewed (I have 8-9 lined up tomorrow) and DP hasn't seen it. We both work so find a time that suits us both is hard

I'd be tempted by this, do a deal, and then spend twenty grand doing it up, then you get your four beds.

I like the last one too. You could move straight in, kitchen is fine, bathroom is serviceable and the garden is lovely. Plus the added outbuildings. I really want to like house 3 with the character features but it just looks cold and pokey.

Your 11 year old is unlikely to leave home for some time! Like 10 years ++

Why is the plan 3-5yrs? Are you looking to save and move up the ladder or is there some predicted change in the pipeline? If you think you'll end up there long term you probably would be better off doing up the 4 bed to your taste.

Yes, we're thinking is saving and me getting a substantial pay rise (from £18k to 30-35k) .

Moving on it’s own is expensive... you really don’t want to be repeating the process in 5 years if you can help it.

£1-5k solicitor fees, search frees, agent fees- for buying and selling!

Stamp duty- you can’t always get that out on the mortgage so you need the ££ separately. Dependant on house price.

If you’ve got £10-15k to do that in 5 years then more power to you.

Or use that money to put on a great kitchen and bathroom.

Believe me I wouldn't if I could avoid it! But the average 4 bed in the area is closer to 300k, if you get lucky you might find one for £250k. That 4 bed is in a very undesirable part of town. Here's a photo of a house in that neighbourhood.
