DH and I exchanged contracts for our house move a couple of weeks ago. Completion date is next Wednesday.

Today the buyer has asked if he can come the day before completion with a builder to get a quote for a new kitchen. He has already been round twice to measure up and once (without warning) with a tradesperson to quote for the kitchen. All these times he turned up with family and/or friends and stayed for about 1.5 - 2 hours.

The house is really tiny and we will have boxes cluttering up the place plus an 8 month old DC.

AIBU to say no to this viewing?

No chance I'd be saying yes to that! How is waiting one day going to hurt him? Oh it doesn't- just inconveniences them instead of you.

It's still your home until completion date. You can quite reasonably refuse him. Tell him it's not convenient and he'll need to wait until you've left. Good luck with the move.

What a completely ridiculous request, as if he can’t he wait a day to bring the builder round. Of course YANBU to say no, I’m surprised you’re even asking to be honest.

It is perfectlyy reasonable to say no. He only has to delay the builder for one day. He doesnt own the house yet

Not really sure the 8 month old is relevant and they are probably expecting boxes as well your moving and people tend to pack.

I’d allow it, You want there money and they aren’t going to be long. It’s a perfectly reasonable request

I have said it's inconvenient and then he came back and asked what day is convenient. Which to be honest no day is convenient to be honest. I'm just expecting him to call the estate agent to ask them so I fully expect them to call me soon.

@PinkHeart5914 we have already exchanged contracts. DH works long hours and I'm trying to pack while look after DC at the same time.

It’s a completely unreasonable request. Our buyers wanted to come round at the last minute as well, with a gang of family members who “couldn’t wait” to see it Hmm
They were told they could have their house warming after completion, not before. Weirdos.

Definitely not, he's already been 3x and turning up without notice is extremely rude.

I understand they're excited but they're taking the kids and they can wait one day, you'll be busy enough packing the final bits and cleaning without having to accommodate him.

My solicitor advises to ALWAYS view between exchange and completion, where possible.

@HarrysOwl can I ask why that is? Our solicitor advised to view before exchange as once exchange has happened you can't really back out

Of course - to ensure everything is as it should be according to the seller's report, (nothing has been removed that is expected to be included) that it's vacant possession/vendor is obviously moving out, to have a final opportunity to raise any concerns etc. Our solicitor is outstanding fucking expensive and his viewpoint in property conveyance is 'no surprises'.

We've bought/sold several houses and always taken his advice which has served us well!

So it may be that your buyer is taking advice. Just as another viewpoint!

Great advice Harry, if it refers to before exchange.

Once you exchange you're committed financially, normally for a pretty significant chunk, so surprises etc need to be known before then. After exchange is mildly better than never, but I don't fancy losing my 5% deposit so best to be sure before exchange. Are you sure that's not what your solicitor meant?

How does a visit before completion ensure that the sellers don’t take stuff they shouldn’t, or don’t leave stuff behind that they shouldn’t?
Seeing something in situ on your visit doesn’t mean it’s not going on the removal van on completion day.

On the day of completion our purchasers had sent Sky round to put in extra tv points. We had our removal guys there and I was frantically cleaning. I made them sit outside in their van and wait. I was bloody furious.

No, just tell them the house is all theirs on Wednesday and you cannot facilitate any more viewings as you are up to your eyes trying to get moved out so they can get their keys on time. Don't engage further. I assume he's asking via the estate agent and not directly.

I’d have stopped cleaning at that point, drum! Maybe they’d have preferred their tv points than your frantic cleaning.

Don't agree to anything before completion, while he may just be being annoying there is every possibility he'll pull a last minute 'issue that the builder has spotted' and demand a price drop or he won't complete.

You're clearly very busy in the run up to moving and very sorry that you can't help. Grin
