To ask for your opinions on my house?

We're in the stressful and expensive process of moving house, next door have just sold for £170,000. We're on for less and have slightly less space and less than all agents suggested (165-170). But we're not selling!

It looks nice but a bit...bare and devoid of personality? I know that's what you're meant to do but it's very bare. Plus, do you have two sitting rooms/front rooms? I'd find that very confusing! From the photos you can't tell how they join together.

That said, I hope you sell - genuinely trying to help!

The decor can do with updating. But apart from that it looks spacious and lovely. I can’t tell you what the price point should be though. I’m not familiar with Nuneaton or selling houses

I’m not keen on the brick fireplace. The coffee table in front of the fire is too much. I’d get rid of it. The conservatory doesn’t really look like anything iykwim. Other than that, I like it. It’s a nice house.

@Neverender it's so tough to find the balance between 'clean and clear' and soulless, but I'll certainly see what else we can put out. We've got 2 'lounges' as one is the playroom but we're thinking of putting the dining table in the front room

The outside looks quite boring compared to next door (sorry)! Any chance of some big plants/ hanging baskets etc?

I would put some prints / photos along the wall in the main living room.

The conservatory needs jazzing up a bit.

@SandunesAndRainclouds it's not, the previous owners bizarrely chose flagstones as the flooring in the conservatory but as it's so huge, it'd cost £1000+ to have it levelled and carpeted

It looks very nice, but like a rented house. You have decluttered to within an inch! Give it some cosy, flowers, few plants, maybe a rug in the conservatory. Some colour in the gardens, even a hanging basket of spring flowers out the front and a few big pots out the back.

The conservatory looks a bit abandoned.

The stag head wallpaper, sorry, I really don't like it.

Definitely shift the coffee table away from the wood burner.

Tidy up the grass a bit.

A few neutral ornaments, flowers, something to make it look a bit more lived in without it being "yours" iykwim.

Decor makes very little difference if someone is really interested in the house they will imagine their own things/colour schemes in it - this is from someone who has sold 6 houses

Can you get the photos redone on a brighter, sunnier day with the curtains open? Looks like they were taken at night or on a v gloomy day, with the wet garden too, it all looks a bit glum and unenticing – which I'm sure it isn't really!

Agree it looks a bit bare too, and not cosy, which might be the wide-angle lens. I'd remove the table in front of the fireplace, put a rug down in the conservatory, fresh flowers everywhere – and lots of daylight! Are you getting viewings but no offers, or not even getting viewings?

Some things that look fantastic (bathroom, room with the stairs in), some that were nice enough (bedrooms a bit snalll, kitchen very brown and thin but ok) and some that could definitely be improved (conservatory, garden, and room with the blue sofa).

The blue sofa room may just be poor photography but it just looks long and thin with a giant sofa that fills the room!

The conservatory is a big of a nothing space with odd furniture - can you set it up as more of a room, perhaps a dining area or playroom?

Garden is tricky but photos on a sunny day would help (probably too much to ask I know!). Can you get rid of the animal hutches for the picture to make the patio look nice and uncluttered?

Sorry if any of that sounds critical. It's a nice house but those are the things that would jump out if I was looking at in online.

It’s looks fine to me-it need some updating here and there. The 2 living rooms are confusing! Some big plants (think Boston ferns, peace Lily) in rooms (and back garden) would really help. The first picture you see looks a bit dull and dreary which doesn’t help.

Overall nice. The conservatory needs more in it. It looks bare and unused. I’d dress it more cosy and welcoming.

Kitchen tiles look a bit dated but it’s hard to tell from pics.

Grass is a bit patchy. Get some green up and seed the bare bits. Other wise all good.

Sorry but for me it has zero curb appeal. Grey pebble dash and brown windows are ugly. That and the very suspicious looking conservatory would turn me off, even though the rest isn't too bad.

I would say it lacks curb appeal compared to next door, due to the render / pebble dash which you can't really change. Could the agent take a picture from a different angle, showing less of next door and maybe add a blue sky (most agents can).

It also kind of looks a bit chopped off from the angle they've taken it, like it shouldn't be the end terrace.

Also deadly stairs, and the conservatory floor looks odd.

But it is a nice house at a decent price.

It’s clear and clutter free, that’s a good start.

Agree with pp that the conservatory looks awful, can you get the EA to remove that photo altogether? It doesn’t add any appeal. When people view maybe clear it too as it’s use isn’t clear.

Can’t see a defined dining area. You need to suggest to people how they could use rooms in future even if you don’t use them that way now.

It also looks like the third bedroom is significantly smaller than the bathroom, having a door between bedrooms is a bit odd too.

I'd put a big rug into the conservatory, it looks cold and uninviting just now. I'd also make your front garden look a bit happier with a few window boxes/bedding plants/shrubs. And clear up the back garden.

But otherwise I think it looks really nice, the rooms look spacious, the decor is neutral enough for anyone to move into, and it looks lovely and clean.

Some flowers might be nice - some cheap daffs and everything looks nicer.

My main issue is it doesn't flow...does that make sense? Try making one room look like a living room and the other distinctly a play room or a dining room and I think you'll get it sold.

Remove the brick fireplace if possible, if not paint the brick and tiles to look less dated, big rug and maybe a plant or 2 in the conservatory to liven it up.
Again if possible maybe paint the kitchen tiles to brighten it up (that's what we did, worker a treat)
