Posting for traffic. Need help. Older son moving to take up job in Aylesbury and no knowledge of areas that are good to rent in. Needs to be able to have access to town easily. Anybody able to advise of areas to AVOID, or areas that are desireable?

Cheddington and Tring are wonderful but avoid Wing like the plague. Are you looking at rural locations/villages or somewhere more bustling?

Fairford Leys is good, as is Haddenham / Stone. Princes Risborough also nice, although further out. Really depends if he has a car or not or needs to be close to trains.

Trying and Cheddington are not in Aylesbury! And Wing is nice, if a little bit quiet.

Bedgrove and Broughton are nice estates, Fairford Leys is good. Berry fields is new.

Berryfields is lovely for families but I don’t recommended it, just due to the traffic getting out every morning. Fairford Leys is nice

I would suggest walking distance to town - bus service isn't great in the evenings if he wants to go out in town or catch train to London. South side is seen as 'nicer' area - turnfurlong, Bedgrove, Broughton. Manor Park & Queens Park areas are nice and very close to town. Whereabouts is he working?

Working town centre ~ so presume bus and train ok

It depends on his budget really. Can he afford a desirable area? There are areas in Aylesbury that are not desirable but are safe. For example, I grew up on the Walton Court estate, which is definitely not desirable. However, I haven’t ever felt unsafe and it is within walking or bus distance from town.

He was thinking £500 a month all in. But he has never lived in the area before. He’s in a professional starting salary.

Yes ~ room in a shared house (but not really sure what average rent is for a decent standard of place)

Fairford leys, lavender grange, you’d probably get a room with bills for that. Agree, post a few ideas and we will tell you :)

I also grew up there. Ignore the very unhelpful suggestions of Cheddington and Tring as they most definitely are not Aylesbury!!!

Agree with suggestions of Fairfield Leys and Lavender Grange. Aylesbury isn't the nicest place ever, but it's safe.

This is all proving helpful thank you. He is currently researching on line and looking to visit around Easter. Having no idea of the area is difficult _ getting some handy hints is useful.

Aston Clinton is lovely and on the 500 bus route.
My husband works in Aylesbury and the traffic getting in in the morning is a bit hit and miss.

Sitting here in sunny Aylesbury wondering what had happened for a moment there!

Elm Farm is nice, as is the new estate next to the hospital. Bedgrove is also nice!

I live in elm Farm area and it’s less than a half an hour walk into town.

There are Victorian houses within walking distance of the town centre such as ones up the Tring Road and side streets. There are flats by the canal around the Tring Road too.

There are newer flats and houses around the station and these are very handy for the town centre. There might be somewhere available around the Church and Rickfords Hill. Ditto in the roads and flats off Walton Street. There are some quite nice roads opposite the high and grammar schools - Queens Park.

All of Aylesbury is safe. It’s a bit underwhelming these days though! I spent my youth with the delights of Friars Club!

My two bed house, which is fairly near Stoke mandeville hospital, rents out for £850 per month. If he can share, then £500 a month is a good enough budget.

I am struggling to think of any desirable areas! It’s not that sort of town! It’s straightforward and uncomplicated. Desirable areas are the villages which surround Aylesbury!

You could look at roads off Wendover Road too. The bit of Elm Farm near Spencer Road isn’t that much of a walk. We bought our first house on Elm Farm! There are also roads such as Turnfurlong that are quite handy.

I work in Aylesbury delivering wine and have delivered to all over and have felt safe everywhere. I think the most desirable road in the area is meant to be King Edward Avenue.

I currently live in High Wycombe and will be moving up this way in a few years. Would happily live anywhere in a Aylesbury and will be aiming for outskirts as need to be near a yard for my horse, but if I had to be in Aylesbury proper I would look for Turnfurlong, Bedgrove, Fairford Leys Broughton and Tring Road areas.

If happy to be slightly further out then Aston Clinton, Weston Turville and Stone are lovely too.
Berryfields and Buckingham Park are also nice but yes there may be a bit of a queue in the morning, although Berryfields has its own station opposite.

Aylesbury and around have a lot of new homes going up , Haddenham has a fairly large one going up but may be a bit too far out if he doesn’t drive.
