To ask how much to expect to pay for kitchen and bathroom refit

Just fallen off my perch at a quote of £8k! I am in the SE but still; all we want is

-10 base cabinets and 10 wall cabinets plus 2 integrated appliances

• Remove but not replace and floor tiles in kitchen
  
• No worktops to fit as these will be done separately
  
• Replace existing shower cubicle, tiles, toilet and basin
  
• bit of electrical work to intstall cooker, move a couple of sockets, replace lights etc
  

This is labour only, we'll be supplying all materials.

Is this bonkers or am I massively underestimating how much this should cost?

Also how long would you think it would take?

The cost is insane for labour only. I am paying £3k for labour on a kitchen
Total re wire and tripling the amount of plug sockets.
Change strip lights to spotlights
Plaster kitchen and small bedroom.
Paint both rooms.
Removal of tiles and re tile.
Install 18 unit kitchen.

The kitchen itself is another £7k so £10k all in. Works sub contracted from Wren.

Should have included, the units are flat packed, the ceiling in the kitchen and bathroom needs replastering and so will the walls just where the old tiles were but even so!

I'd estimate £350-£400 a day for labour but that's someone who's not VAT-registered - add another 20% if they are.
I'm in the North though.

I do not think that £8k for fitting a bathrrom and a kitchen is crazy.

Like, if you are having the bathrrom fully tiled that takes a long time.

Although in the kitchen you could probably do most of that yourself except the electrical work since you are getting the tiling and work top done separatly

We had 2 bathrooms done last year, labour alone was £8k including tiling, electrics and all plumbing, as well as VAT.

My bathroom is £4k for fitting which includes ripping out all existing fittings and tiles and retiling the floor, half walls and painting ceiling and walls. They have said it will take two weeks.

Not crazy money but you could it it maybe one or two thousand cheaper but what's more important is that it's done well!

Only the inside of the shower and behind the basin need tiling.

I'd rather pay £8k than do it ourselves! I couldn't cope with the mess for the length of time it would take to do it around working full time.

The VAT is a killer isn't it? That's most of the difference between the quote and what I expected I suppose.

Could you do some of the rip-out yourself? that would save a day's labour paying a skilled fitter to do unskilled smashing up of tiles etc

I think that's bloody cheap, and I would snap their hands off. I paid a lot more than that (and got different quotes which amounted to the same )

Make sure that you decide on sockets now. Each additional will cost you a lot more on top.
I think that quote is OK. Are they removing existing tiling and units as well?

£350-400 for labour in the north would be for 2 people though? It does sound a lot and it still does taking the VAT off - it would still be about £6.7k without the VAT, which is still more than I would expect.

We paid about £1200 to have about 18 kitchen units fitted, worktops and floor laid as part of an extension. Electrical work took it up to about £2k. The OPs list sounds like about £3k worth of work, maybe £5k in the south east?

This is impossible to answer as prices will vary wildy from place to place and some people are niave about stuff so will say "8k doesnt seem too bad" we did most stuff ourselves and have a brother thats an electrician so we paid around 5k to fully do bathroom and kitchen including the suites and materials, but you can easily spend 20k on a new kitchen etc and can go premium on a bathroom and spend £10k on that! So you'll struggle to find out a true answer. Just get lots of quotes.

My BiL, a builder who does really good quality work, reckons on £5k to do our kitchen and £3k to do our bathroom and have it fully tiled, including materials.

That's using budget cabinets, tiles etc, but they're the same as in his own house and his looks great.

When I refitted my tiny bathroom in my old house we got quotes that ranged from £3.5k to £5.5k. That was also with a cheapish suite as we just wanted something plain and simple to sell the place.
