Renting

My daughter is considering renting a room in her house she is a single parent with a 30 month old daughter. She has advertised in a local paper what checks and I'd is she entitled to ask for? I am very uncomfortable with this situation.

She can ask for whatever she wants.

Note, the other person will NOT be renting on an AST. They will not be a tenant. They will be a lodger. This is important.

She should get a lodger agreement form drawn up, and house rules.

I would take a copy of their passport or driving license.

I would also try and get a reference from their previous accommodation.

But, most people aren't axe murderers and hundreds of thousands (millions?) of people in the UK live in shared accommodation with other adults. Why are you not comfortable?

Maybe you could be there when she interviews people?

2 References would be minimum. Not sure she can get a DBS

Also your daughter needs to check that she is allowed a lodger ( rental or mortgage company) plus that home insurance covers having a lodger. Plus she will need to inform council tax as she will lose the 25% discount.

If it's her house she can get up to £7500 before she has to pay tax. Google government rent a room scheme

Rent a room will also give her further info - as mentioned this person will be a lodger with far fewer rights than an Ast tenant.

She also needs to check with mortgage and insurers. Or if it is a rental, to see if the landlord allows sublet.

Our lodgers were lovely.
The spareroom website has all the information, too.
Agree with others re checks etc, however lodgers don't have the same rights as tenants.

Your daughter could also find a Monday to Friday lodger, which might work well for family time.

We had a lodger live with us for a year. She was a junior doctor in her final year. She was lovely, quiet and slept most of time she was home. She went on to become a GP.
