To think I am being MORE than reasonable here ...

I live in rented accommodation and will be moving soon. I recently gave notice to the agents. Despite specifically asking for acknowledgement of notice, there was none until a phonecall the next day asking to book in a viewing Hmm There was not so much as a dickie bird actually confirming receipt of notice and that my moveout date was agreed and accepted.

Anyway, that is by the by. Since I handed in notice and the property was on the website the next day, I have been hounded with phonecalls asking to arrange viewings. Fine by me; I appreciate they, and the landlord, want to find a new tenant as soon as possible.

However having said yes to the first few viewings (I'll be at work, DD at school which is how I prefer it - otherwise it's just awkward) I have said no to the last couple of appointments they have requested as it will be at a time after DD gets home from school but before I get home from work. I have pretty much said appointments can be made Mon-Fri 8am - 4pm without even asking me; just an email confirming after it's been arranged so that I am aware.

I have even said after 6pm is fine, just not between 4pm - 6pm. Additionally, weekends are fine but to check with me before making the arrangements. I had this conversation on Friday. I then had a begging phonecall from one of the staff asking to come over today at 4.30pm. Luckily DD was with me at the time of the call and she said that she had something to do at school first before leaving so she probably wouldn't get home until 4:45/4:50. I have been promised that they will only be 10 minutes Hmm

I have just had another call asking to do a viewing at 4.30 later in the week. I said no straight away. I said I do not want it to become a habit. I have told them why I do not like them arranging viewings at those times.

I feel like screaming. I have been less than impressed with these agents during my tenancy and will be glad to leave them.

Anyway, I know that after 5 is a convenient time for a lot of workers, but AIBU in saying no viewing 4pm - 6pm Mon - Fri?

I know I am not being unreasonable Wink

YANBU to offer any viewings at all, refuse them all as you are entitled to.

No, you're not being unreasonable. You can tell them to wait until you move out to hold viewings if it's becoming too much. Certainly no viewings whilst your DD is at home by herself (have I read that right?)

It does depend on your contract. You probably do have to give them some access for viewings in last month or so. They will prob need to give you at least 24 hours notice. But if 4-6pm is not convenient for you it's fine to refuse. They can one earlier or later instead.

You dont have to give them any access for viewings at all so you are being more than reasonable. Just refuse any that are incomvenient.

Yanbu. Last time I moved I refused any viewings after 6pm (and often after 5) as I'm doing dinner, bath, bed for DS at that time. I explained the reasons and the agents were fine about it, and I asked for 24 hours notice for viewings as they wanted me to be in the house.

I would make it very clear to them the times that they can do viewings, and tell them you will be refusing all viewings if they continue trying to book them when you've asked them not to.

International You are correct; 12yo DD will be in the house alone which is why I do not want them showing people around during that time and I have told them this twice now and yet they are still calling me trying to arrange viewings for between 4 and 6.

Contract seems to be in their favour (of course!) saying:-
"During the last two months of the tenancy to permit the Property to be viewed at all reasonable hours of the day without interruption and during such time to permit the Landlord or his Agents to exhibit in a conspicuous place a notice stating that the Property is to be let or sold."

Of course it could all be on the definition of "reasonable hours of the day". Anyway, I will lose my temper with them if they try and arrange one more viewing during 4pm - 6pm. Angry

I'm pretty sure that despite what your contract says you don't have to let anyone into your home that you don't want in there. I think you're being very reasonable even to allow any viewings.

I would say you are being reasonable, stuck to your guns. It is not up to you to fix their problem, and you have offered all hours except 2 every day, that is lots of hours.

I think legally you don't have to let them in at all, but I would double check this.

You certainly do not have to let them unless they give you 24 hours notice, you can certainly say you must be there and I would send a letter via email and post informing them you do not allow access unless you are there and if it's at a time inconvenient to you and it effects your "quiet enjoyment of the property" you don't have to then either.

YANBU, I am an estate agent and we always give 48 hours notice and try to fit in around the tenants. Just keep saying no, they'll soon get the message.
