To ask if what's best- bigger bedroom or ensuite?

A bit of a WWYD really but I've never had this option before so I've no idea myself.

We will soon be moving into a 3 storey townhouse with two possible choices of master bedroom. choices as follows:

1: generous double, two large windows, lots of light. No ensuite, would need to use family bathroom which currently has no shower.

1. Identical in size to 1. But under eaves so reduced head height at both ends. Has a nice ensuite with large shower.
   

I've only ever had poky dark master bedrooms with no ensuite so honestly no idea whether it's better to have a slightly bigger brighter room or an ensuite.

Can anyone with experience help me out?
Decor in both rooms is in a poor state so we will decorate first whichever we decide to use.

I like a brighter room and am not a huge fan of slopey ceilings so I'd go for 1. Also 2, with the ensuite would make a really awesome guest room.

Unless you're pregnant or planning to be soon in which case go for 2 so you can get to the bathroom faster!

2. I don't really spend much time in our bedroom so size is not such a big issue, but having a shower in the morning helps me wake up.

I don't use our "master" bedroom as I far prefer having a bath, so the en suite room is the guest room. Which room will you prefer to wake up in?

Totally ensuite. But I'm a shorty so don't care about headroom and also I'm so used to having an ensuite that I couldn't imagine going back to sharing.

I'd go for light and bright over ensuite every time, I don't like ensuites. Will DCs have the ensuite room or will it be spare in which case you can still use the shower.

There's very little I wouldn't do for an en suite. That and one of those kitchen islands would be the dream for me. Riveting I know...

Bigger bedroom! We have an ensuite loo and hardly use it apart from when I was pregnant and rare occasions I need loo in the night since. Or if guests are staying we'll do our teeth etc in the ensuite rather than family bathroom.

Personally I'm a bit of a prude and not a fan of listening to each other use the bathroom so not a lover of ensuites generally. We don't have a big house so it's hardly any further to use the family bathroom, it's bigger, lighter and just nicer and i don't hear DH making making bathroom noises or put up with the extractor fan buzzing for another 10 minutes while I'm trying to sleep!

Hmm, looks like majority vote ensuite so far! I've never been lucky enough to Have the luxury of one except in a hotel so it's difficult to know how important it is.

To further complicate things, there are two other bedrooms.
On top floor ( next to generous double with ensuite) also under eaves is a small double (with one side of bed against wall) or decent kids room with another ensuite put in by current owner.

On first floor next to large light room is a lovely kids room decorated for a little girl. This room would be perfect for my baby girl, but shes only little and still bf at night so would rather be on the same floor as her for now to avoid traipsing up and down stairs at 2am.

Def en suite. I've put an en suite into the last 3 houses I've done up, and I couldn't imagine a 'master bedroom' (ie mine ) without one. Admittedly, the one Ive got now has only a loo and basin, but I still love it.

How old are all your DC?

You won't need the privacy of an en-suite for some time with the baby. Do you have older ones that (you or they) might prefer a locked bathroom door policy?

Ensuite definitely for resale value. We have a 'faux' ensuite - our master has a door to the bathroom and the bathroom has a door to the upstairs hall. But when we bought the house the realtor advised us to reduce the closet in the master and make it a small bathroom to have a 'real' ensuite for resale value.

We only have one child and one full bath on the bedroom level and a bath with a shower on the lower level so we never have issues. However where we live most people have at Least three children - five being the norm - so having an ensuite really is a must here.

If it was only me in the house, I would say 1, but I am a lazy arse and really don't enjoy having a bedroom so far from the ground.

The no-shower is a deal breaker though,

Given that, I would probably choose number 2, because I don't fancy walking to another floor to have a shower and because if kids get the bigger bedroom, they can have their toys and their visits there without overflowing to the rest of the house.

Do you have enough storage space in bedroom 2?

I like slopey ceilings and you say the rooms are the same size so I would go for the ensuite.

Ive never had an ensuite and not that keen on them to be honest. I would have to ban Dh from pooing in it if we had one.

I've only ever had ensuites in hotels and don't like them at all, toilet sounds and smells, extractor fans running, lights being switched on in the night, I'd far rather not have one.

As you have the choice why not try both options? Then decide!!

My DC are still in prep school but already I can't bear the idea of sharing a bathroom with them. En suite without any doubt whatsoever

If you want more light in the ensuite bedrom, you could consider fitting a sunpipe.
