LL has been a PIA since we moved in. Insisted that she wanted a long let but then decided that she wanted to sell 6 months in which was always the case but she couldn't find a buyer so said she wanted a long let just to get us in. I have lived with the threat of a notice to leave (Section 21) being issued for almost a year unti, LL finally issued a new 6 month AST in October. There have been intermittent periods of having to facilitate viewings for potential buyers which I find greatly intrusive although we did not need to as we were not in the last two months of the lease. We could have left before but there was nothing else suitable to rent and we did not want to go to the expense.

During the last round of viewings, LL increased the rent with the letting agent bullying us with the threat of eviction if we did not agree to it and stating that the inconvenience to us of allowing viewings was 'irrelevant'.

Our current contract expires in April and we intend to leave then. LL's estate agent has now contacted me again to arrange a viewing as they are now ramping up the marketing due to the property being empty in 3 months. I am due for a major op next month and I can't be arsed to have to facilitate viewings again when I am recovering.

The estate agent being used for the sale is not the letting agent and in principle I do not have to deal with them at all but I have done to help the LL.

I have just told them that I will not allow any viewings. They can do what they want when we leave and also that they are not to contact me again as I have no contract with them at all.

I am also going to email the LL and tell her to do the above. AIBU?

Yes you're perfectly within your rights to do this....... Even if there is a Clause in your contract saying otherwise. However to try and maintain a good relationship you may wish to offer set times / days where you will allow viewings, but you don't have to.

Your LL won't evict you. If he wants to sell he won't want

1. the flat sitting empty (no rent)
   
   Or
   
   
2. another tenant with a brand new tenancy as he wont be able to sell until they leave, unless he sells to a developer (unlikely).

Alternatively, tell the LL you'd be delighted to show prospective tenants around, and explain to them the unique opportunity they would be missing out on if they didn't rent this property.

Doesn't sound like it to me. LL's like that piss me off as they are the reason people have such a bad view of LL's. Even if she does decide she wants to evict you she's not going to be able to get through the process by April, it takes months. It sounds like she's not likely to give you a good reference anyway.

this is why i hate renting. I love getting to live in different houses we have lived in pretty anazing ones.but viewings all a pita if its not selling its viewings so they can let it out to domeone else. Then evry 3 months housecheck with no notice?

Once ageby said theyd let self in if i couldnt get to door..are they lwhally allowed? I wear hijsb and i dont sleep and breathe in it so i need 3 mins to pop it on. Even if i didnt i.might be in pjs or just out of bath?.they did come inike that once so aftter that i put deadlock on and chain lol

Katarzyna - they shouldn't be doing housecheck with no notice - they still have to give warning (think its 48 hours but not sure). And no, they can't "just let themselves in".

no access without notice AND AGREEMENT unless it is an emergency. Emergencies do not include viewings, inspections or even maintenance, although it is obviously in your interests to help arrange the last.

Katarzyna, you do not have to allow any viewings at all. They must give at least 24hr notice for a housecheck. They are not allowed to let themselves in. You are allowed to change the locks so that they can't, provided you change them back at the end and don't damage the door.

This is all true, regardless of what is says in the contract. It is all part of the right to quiet enjoyment of the property, which supercedes anything written in a contract.

I have had bad landlords, and good ones. The good ones know my rights as well as their own and respect them. The bad ones seem to think that their rights are all that matters and lowly tenants have to put up with their crap. Fortunately the law disagrees.

You have my sympathy OP. Some landlords are a law unto themselves. Our last one (we've since bought thank god and recently celebrated our first anniversary of being free of their tyranny) sent 4 couples plus their assorted offspring round ON THE DAY WE WERE MOVING OUT. As you can imagine it was absolute chaos but my view was screw her, and them, I never said I was happy to show people the various features and benefits of the property while I was up to my eyeballs so left them to see to themselves. They saw the mouldy wallpaper peeling off in the bedrooms from the damp etc, not my problem. Always remember with landlords that their modus operandi is to make money out of your need for a roof over your head. You are facilitating that. You are doing them the favour, not the other way round. They can work round you or wait until you vacate, especially if you are ill/ recovering from surgery!
