From their website: "We will... clean up the mess, we recognise that our customers are fundamental to our sustained success. We listen to, understand and strive to deliver what our customers expect. We gratefully accept criticism and go the extra mile to deliver exceptional products and service. We continually look to innovate what and how we do things, so as offer more to our customers. We seek to put our very best effort into everything that we do to create the best possible results for all concerned."

I would quote at them and not accept anything until it's put in writing, that way you can get a quote from a plumber etc before you respond.

Contact your insurance company (who will then claim from them but do all the hassle/negotiaion on your behalf)?

Take a photo of hand and get a GP to look at it.

Does it include legal advice or anything like that? they still may be able to help you claim?

our buildings insurance is part of our service charge - we have a communal buildings insurance for whole blaock - need to speak to council who are freeholder to find out details but am thinking it wont cover anything like legal advice to entire block - same as having communal heating system - hence beong on ground floor all hot water from 4 floors above came out of my radiator - can anyone see photo of the gap on my profile before i try and post photo of xmas tree?
