When viewing my property for sale in France with 118 acres

that they will not say that "I think it is a bit too much land for us" or " I didn't realize 118 acres looked like that"!! Well why the bloody hell are you looking at it then!!!!

Because, as they say themselves, they didn't realize what it would be like? How will they know what it's like if they don't look at it?

YABU. It is hard to envisage area, and acres are an unusual measurement if you've never before bought land.

They're looking at the property because they didn't know how large an area 118 acres is, and now they know, they'll not bother looking at other properties with vast amounts of land.

i think a lot of people would be suprised at how large an acre is! I have many friends who want a pony paddock and one suggested 20 acres would be enough!

Does France have the same "right of first refusal" to the owners of bordering land that Italy does ?

You could always point out to them that they can buy the house with a smaller parcel of land for less, or flog off the excess after buying... if you neighbours are interested of course.

Moving from a flat in Milan to a rural area demonstrated that I had no real idea of what lots of square meters actually looked like.When we sell this house I'm going to include aerial shots (thanks google maps), a 2d plan and lots and lots of photos to give people a sense of scale. Saves everybody time, effort and irritation.

In fact I think I am going to make a "walk around the house and garden" video.

My tolerance for cleaning a whole sodding house top to bottom for viewings only for people to realize it is not for them the second they pull up outside, is very very low.

An aerial picture hardly gives you a feel for how big it actually is.

Stealthily boasting. If it's THAT much of a pain, why don't you add a comparison to the land on your description....for instance "118 acres equates to land the size of insert famous place "

I dont have any idea of how big this would be in reality, I know it would be to big for me though I have a smallish garden but even thats to big when it comes to grass cutting and weeding Grin

Fastweb, we could sell it with less land and sell the land off, however that happens a lot in France and this is such a lovely place with the house in the middle of it's land, it would be a shame to split and would not split that easily.

Also it is an enormous amount of work keeping all tidy and then for people to turn up and say too much land.
