If you are in a tent, then expect very long stubbly grass and be on a slope, albeit with lovely views. If you are in a caravan expect a very bumpy ride into the very uneven field, that is if you can negotiate your way around the extremely tight entrance - it was not designed with caravans in mind.
We stayed for two weeks and in that time the communal toilets (with no hot running water in the sinks) were never cleaned properly; the bins were not emptied and were overflowing. Beware if you have an Elsan toilet to empty, the one near the very low washing up sinks is like something out of a horror movie. The showers are horrendous, they even have the cheek to charge 50pence for a very quick electric shower, complete with very dirty floor, and an old washboard to stand on (lucky really because you would NOT want to stand on the disgusting tiled floor - always take flip flops to shower in. The campsite comprises three fields which are very basically marked out pitches with very long grass and chicken poo everywhere. There is absolutely no lighting and despite what their website claims is EXTREMELY NOISY especially in the evenings, despite them claiming that no noise is allowed after 10pm, they do not enforce this 'rule'. We have stayed at quieter Haven sites. In the summer, you would be lucky to get to sleep much before 1am due to the noise.
The long driveway is another bad point, because the locals reguarly speed along it in order to visit the farm shop and they throw up all sorts of dust and stones along the way, which is a nightmare if you happen to have one of the pitches either side of the road. This also makes it extremely unsafe for young children to be out on their own.
The views and the shop are the only good points about this place, everything else is done on the cheap and is managed in a very lazy manner, exploiting the fact that it's in a lovely setting. In this case 'rustic' = dirty and grubby. I would never stay here again, it is not particularly cheap and is not good value for money as the facilities are dreadful. We stayed two nights in a very grubby and dated cottage unit called 'Feathers'. It was extremely cold and damp and the storage heaters weren't adequate for the job. At least the cold might slow the spread of germs. When we entered we could immediately smell damp and our children spent all night coughing.
The floors and carpets in particular were filthy, so I attempted to sweep up. On looking for a broom, I found one that looked like it had been used on a building site. The shower didn't work properly and there was no bath. The frilly valance round the bed was stained and dirty. There was a good range of white electrical units - unfortunately the dishwasher didn't work at all and the fridge was faulty - so it froze all the veg at the bottom but wasn't very cold at the top.
Our friends had equally unpleasant experiences in their accomodation. The converted barn in the village seemed to not be quite so bad.Read moreLessMumsnetter LionsAreScary

Great family friendly campsite in rural Rutland not far from Rutland water or Oakham. there are 3 separate fields one for caravans , one for tents and one that looks mixed. The house has a good farm shop and a cafe that does a good breakfast but service very slow when we were there.
Chickens roaming around which is quite fun but they can be a pain when you are eating.
