"Perfect holiday - for all ages…"
We love Three Gates Farm!
The cottages we stayed in were warm, well equipped, clearly well maintained and spotlessly clean.
The first time we stayed was with my husband, two children and 78 year old mother-in-law. We stayed in the Long Barn, which was perfect for us all. It's all on one level and has three bedrooms and two bathrooms (one is new). There's a patio at the back with a picnic table, where we sat and watched the children play and the ducks on the pond and took in the views. There are a few sun loungers to borrow for those lazy days - and a barbecue.
We visited a fair few places around and about, for all the family - but it was great to return to our rural retreat for a family swim!
The pool is warm and large. Most days we were the only family in the pool (even when we swam twice a day!). There are some inflatables and pool toys to borrow and Jack had 3 lessons with a fab swimming teacher (highly recommend).
There's a library with books and toys for little ones to borrow - and some outdoor games (like table tennis).
My husband and I managed to escape on our own last year - for a quiet break in Nuthatch (one bedroom). We slept in so well in the 4-poster bed (standard size) and loved the comfy sofas and log burner. It was nice to be treated to great food in the local pubs!
It's very peaceful at Three Gates, the air is fresh and the stars in the night sky are amazing!
The information we received before our stay was very helpful - and there was alot of information in the cottages too - walks, where to eat, where to visit, etc.
Lynn and Jonathan were very friendly - just like on Escape to the Country - so strange to have seen them and Three Gates on the TV!! We are very glad they bought property no 2 - we are/will be regular visitors!Read moreLess

"Great place to go with young children…"
Three Gates Farm is friendly and welcoming and we could see the fantastic indoor pool from our cottage. What I really liked were the thoughtful touches for children: stair gates, high chair, toy library, loads of toys in the pool, swings etc. Our stay was too short; you could easily spend a week here exploring the local area and using what's on offer at the property. The pool is the highlight at this time of year (November): warm enough to take our very young baby and big enough to entertain our very active two year old.Read moreLess
"Lovely accommodation, well laid out with enough room for parents, grandparents and 2 children.…"
Stayed here for a long weekend whilst attending a family wedding in Huntsham. Lovely clean and airy accommodation, well laid out for a break with the in-laws and 2 children. Grandparents one end, whilst us 4 the other so didn't feel hemmed in with the in laws! Really quiet place to stay, felt chilled and relaxed after our weekend. Pool was great for the children and adults alike. Extremely grateful to the fantastic owners who posted back a special toy left hidden in the bed. Looking for an opportunity to return especially since there is plenty to do around the local area. Definite home from home.Read moreLess

"Stunning, spotless, home from home.....…"
This is a truly wonderful and homely place to spend your holiday. The facilities at Three Gates Farm are superb with the gorgeous swimming pool being at the top of the list. It is a perfect place to enjoy a warm family swim whatever the weather is doing outside!! For the children to get to feed the chickens is a must...we were there every morning! The cottage was immaculate everywhere and so well equipped, we wanted for nothing and Tesco delivered too..... Nothing is too much trouble for Lynn and Jonathan and they were so helpful at recommending places to visit with our three children.Read moreLess
"Perfection for any age/size family !…"
I felt I must share my recent experiences with this beautiful place with you all. We stumbled over Three Gates farm on Google and felt it would be great for us, as a small, young family.
We arrived on a cold rainy day and it was dark after our travels, but as soon as we got in the Granary, we forgot about the weather outside, the place had everything that you would have at home, it was warm and very cosy and had lovely finishing touches. The cots were up and the highchairs were around the table ready for the girls to use, there was even a plate, bowl, cup and cutlery for them, I don't bout you u little touches like that make a big different. The pool was a stone throw away and again, had everything you needed like floats and balls to use in the pool, there was also a fully equipped gym and sauna for adults to use. The farm were keen on recycling and thee was a area to cater for this so you didn't need to keep it all in your accommodation for the week.
I must say I loved every minute of or stay here and for all my friends who have young babies or twins especially, this is a place for you, its very affordable and would be suitable for all ages.Read moreLess

"Friendly , relaxing cottages with great pool…"
This is our second stay at Three Gates Farm and will not be our last, Jonathan and Lynn are fantastic, so welcoming and friendly, they really care that you are having a good time and have lots of information to pass on about the best places to go. The pool, sauna and gym are brilliant and the views are great. Very child friendly in a great rural location. With a small games room packed with books, toys and small pool table. Swings slides and great trampoline. You are also welcome to help feed the chickens. We stayed in The Long Barn which is ideal for a small family with grandparents in tow...due to the layout. (Check out the cottage layouts on the website) Really comfy furniture and everything you need for a great holiday. A brilliant place to stay with or without the kids. We love it.Read moreLess
"Super family friendly accommodation with great facilties.…"
We thoroughly enjoyed a long weekend at Three Gates Farm whilst in Exmoor for the Wimbleball 70.3 triathlon. Being only half an hour away it was a perfect location for getting to the lake for the super early morning!
We had a lovely friendly welcome and we were more than happy to spend time at the farm with the swimming pool, adventure playground, resident ducks/chicken and local cows to keep the children (5 and 2) well entertained!
The cottage was a home from home, with everything we needed to make our stay enjoyable. We only wish we could have stayed longer to explore Devon but will definitely be back next year!Read moreLess
"Truly wonderful place to get away and relax with your family…"
Just returned from a truly wonderful week in The Smithy at Three Gates Farm. We are a family of 5 (three children aged 6,4 and 1.5) from Surrey and we choose Three Gates Farm for a New Year week to get away from the hustle and bustle of suburbia. Everything about Three Gates Farm has been carefully thought out to make it so easy if you are travelling with children of all ages but it works especially well for young children. It's a very easy, safe place to stay. All the little details and extras make it by far the best self catering cottage we've stayed in. The indoor heated swimming pool is superb, clean and very warm. It made a huge difference being able to use the pool whenever we felt like it. The children loved every minute of their swimming time.
There is a fantastic children's play area with a trampoline, see-saw and swing/slide set which overlooks the chickens and ducks. Jonathan, Lynn and Ellie-May made us feel so very welcome and the children loved the egg-collecting opportunities.
The cottages are so well equipped there was nothing we missed. The kitchens had everything we needed and the fact that the major supermarkets deliver there too is a must! All the bedroom and bathrooms were superb and very comfy beds!
The nearby village of Bampton is a short drive away and offers good pubs and small supermarket and Tiverton is a 15 minute drive away offering all the main essentials. We can also recommend The Butterleigh Inn in Butterleigh for lunch. Superb!
A truly great part of Devon to visit and you couldn't ask for better hosts in Jonathan, Lynn and Ellie-May. We are booked to return during April!Read moreLess
"Fantastic place to go and relax and unwind and let the kids have fun!…"
We have been going to Three Gates for over 12 years now and go at least once a year, we absolutely love it. It has everything, brilliant accommodation, fantastic swimming pool, gym, sauna, games room etc. etc. I could go on and on! Owners are very welcoming and have done loads of work recently which makes the place even better! In a lovely secluded location but only a short drive to pubs and shops etc. Highly recommend, extremely good value for lovely accommodation and facilities, you all must go!Read moreLess

"Great family destination with indoor pool, gym, and sauna, as well as outdoor play area…"
An all weather holiday destination set in a very tranquil part of Huntsham.
We went there on holiday mid-July, and had a mixed bag of weather but had plenty to do in the local vicinity near to Exmoor as well as on site, for us and the children. I would highly recommend it as a holiday destination for families, I have two very active girls 3 year old and a 1 year old and they loved it so much they didn't want to go home, and neither did we. ;-( We will definitely be planning a trip back to Three Gates Farm.Read moreLess
"Wonderful cottages, lovely playground, amazing views, and with agreat indoor pool!…"
This place had everything for us. We have two boys, 3 and a half and one and a half.
The pool was used daily and we always had it to ourselves! We also used the swim teacher who is available and she was fantastic with the children, they came on loads in such a short time, book her before you go there so that you don't miss out!
There is also a sauna and a small gym with running machine, stepper, rower and some weights.
The cottage was well equipped and extremely clean. The windows in our cottage had pulldown blinds as well as curtains so the rooms could be made nice and dark for the kids.
The children loved the play area and trampoline and also loved feeding the ducks. We had eggs from the chickens too!
All very lovely and not forgetting to mention that there was a complimentary tea waiting for us on arrival of clotted cream, jam and scones - delicious!
There is lots to do in the surrounding areas and beaches are only 40 mins drive away (perfect for the kids nap times in the car). We went on a beautiful bike ride down the canal to a pub with great local ale, tasty food and a big play area in the garden. Great day out.
The Swan Inn up the road did us an amazing evening meal and we would recommend that without hesitation (I would give it 5 stars and we've eaten in some nice places)!
Jonathan and Lynn who run Three Gates Farm are always more than happy to help with your questions and are also happy to give advice. A really lovely couple.Read moreLess
"Perfect location for families…"
We were very happy indeed with our holiday at Three Gates Farm and are going back next year. Lovely accommodation which stayed cool for our 9month old baby during the hottest week this year! Good baby facilities with cot, highchair and baby-safe crockery. Lovely pool and a very nice play area just metres away from the cottage and the countryside views are stunning. This is the holiday for you if you want peace and quiet in the country with good old-fashioned fun for the kids (not so much if your little ones want more electrically powered activities!). Lots of places to visit though to keep them happy with the cottage making a great base from which to explore Devon.Read moreLess

"excellent family friendly family run cottage complex…"
Set in lovely countryside but only 15 mins drive to nearest big town and m5. We stayed in the granary which was a cosy two bedroom detached house. Swimming pool 30 seconds walk away, was practically private as we rarely shared it. Warm enough for 2 year old and 6 year old just loved fooling about without a lifeguard blowing a whistle! Onsite play area was good, swings, trampoline, slide, see saw. Passed time here after dinner several times. Also have chickens and ducks which we got to feed too. Loads to do nearby, our first visit to Devon but definitely not our last.Read moreLess
