How much would you pay?

As per my other thread (on electric fencing) I have been offered a 5 acre field to keep my ponies in. The field has poor fencing, no water/eletcricity/lights, no shelter etc - it's basically just a field - so I will need to put in new fencing and field shelter, provide own water etc. How much is the going rate for such an arrangement? We are in Cheshire and the field is quite hilly so not premium land by any means. Diy livery at nearby yards is generally around 20-25 quid per week depending on facilities, I'm thinking I should be paying a lot less for the field or does the fact that it's such a lot of land make a difference?

I can only comment on what we pay. We rent 2 fields - totalling about 7 1/2 acres.

They are well fenced with post and rail (we provide our own electric fencing within these perameters).

Our "Summer" field has a water trough with mains water but our "Winter" field involves us taking up water containers.

They get fertilised once a year (if we require it) and they annually trim our hedges with a tractor machine.

We pay in quarterly instalments but they work out at 34 pounds a week (good value for us as well keep 4 animals on it).

I should add that we're in Suffolk and this is just for fields. We pay for stabling separately.

I was renting a fairly naff field until quite recently. post and 2 strands of plain wire fencing, pretty rubbish grass, no shelter, no water, no fertiliser, about 5 acres, was costing me £25 per week for the field, not per horse.

I used to rent a 5 acre field, reasonably new fencing (but maintenance was down to us),mains water but no shelter other than a few trees for £120 pcm (it is now £150). I'm in Dorset so you could probably halve that cost . I was allowed up to 6 horses on that though.
