Screaming in night

Hi, I have a 2 year old who for the last 6 months or so wakes up at least 3 times a night sometimes its every hour and screams the house down anyone would think he was being murdered by the noise he makes, we have tried everything to resolve this issue, night light in case he is scared of the dark, going in talking to him, going in and not talking to him just lying him back down and he does settle down straight away but I would really like it if he didnt wake up at all. He has a really good bedtime routine goes down at 730pm and settles himself to sleep. The problem I have now is that his night screaming is now waking up his 3 month old sister who generally sleeps through the night so I dont want her to be disturbed also my partner and I are like walking zombies due to lack of sleep. I have tried controlled crying before but cant really use it now because of waking the baby. I have read up on night terrors and I am not sure if he is having these as it dosent really start until 11pm which is at least 3 hours after he has fallen asleep and the books I have read suggest the terrors start after about 1 1/2 hours of falling asleep. Has anyone resolved an issue like this before and have any advice on how to do it, any advice would be grately appreciated. {sad}

not really got any experience of this but are they happening or starting to happen at a set time in the night? if so have you thought of doing wake to sleep with him? have you watched him at night to see what happens before the screaming starts?
